Operations Manager (BMU)

Role overview

Responsibilities

• Lead BMU operations, including preventive and corrective maintenance, and oversee engineering and maintenance across properties.
• Set operational policies, procedures, KPIs, and service delivery standards; monitor schedule, budget, and quality.
• Manage emergency maintenance and minimize disruption.
• Lead multidisciplinary teams, conduct performance evaluations, set objectives, and support staff development.
• Promote safety and ensure HSE compliance; inspect sites and report technical findings to senior management.
• Serve as Arabic-speaking liaison with clients, tenants, authorities, municipalities, and regulators.
• Negotiate and manage vendor and subcontractor contracts; oversee maintenance materials, tools, spare parts, and equipment procurement.
• Manage the annual operations budget, identify savings, and prepare operational and financial reports in Arabic and English.

Mandatory requirements

• Engineering degree or equivalent technical qualification in Mechanical, Electrical, Civil, Building Services, Facilities Engineering, or a related discipline.
• Substantial professional experience in building maintenance, facilities management, MEP operations, property maintenance, or engineering services.
• Experience managing large-scale facilities operations in the UAE or GCC and leading multidisciplinary maintenance teams.
• Experience with UAE government authorities, municipalities, and regulatory bodies.
• Knowledge of maintenance, MEP, HSE, procurement, budgeting, and vendor management.
• Strong leadership, negotiation, stakeholder management, and problem-solving skills.
• Professional fluency in Arabic and English; written and verbal communication in both languages is mandatory.
• Valid UAE driving licence; able to travel between sites, conduct visits, and work in person.

Preferred experience

• Preferred experience includes senior engineering or facilities management, large-scale property operations, UAE/GCC regulatory requirements, vendor and subcontractor management, budgeting and cost control, HSE compliance, and engineering team leadership.
