Company and portfolio

The employer is a UAE real estate developer delivering luxury branded residences, including villas and apartments with premium amenities and high-end finishes.

The upcoming pipeline includes multi-billion-dirham projects.

Role overview

The Senior Cost Control Engineer provides reliable cost information across a large, complex project portfolio and protects project financial performance from design through handover.

The role reports project status, financial exposure, and risks to senior leadership, including the CEO, and requires confidence in presenting numbers and challenging assumptions.

Cost planning and reporting

  • Develop and maintain cost-control systems, project budgets, and cost baselines; prepare monthly reports, cash-flow forecasts, and cost-to-complete projections.
  • Create executive dashboards and reports that highlight project status, risks, variances, and decisions required.
  • Monitor committed costs, actual costs, and forecast final cost against approved budgets.

Commercial and project coordination

  • Analyze variations, change requests, and claims for budget and programme impact; review contractor and consultant payment applications against contracts, progress, and budget.
  • Work with Quantity Surveying, Procurement, Design, and Project Management teams to align costs through project stages.
  • Support value engineering and cost savings without compromising luxury quality; review tender evaluations, contract awards, and buyout savings.
  • Benchmark costs, analyze trends, identify risks, and recommend mitigation; maintain a full audit trail and improve cost-control processes and reporting.

Education and experience

  • Bachelor's degree in Civil Engineering, Quantity Surveying, Construction Management, or a related field.
  • At least five years of cost-control experience with large UAE construction or development companies; proven experience on multi-billion-value mega-projects is essential.
  • Experience on luxury residential developments with high-end finishes; experience with master-planned communities and phased developments.
  • Experience preparing reports for and presenting directly to C-level executives.

Technical qualifications

  • Strong knowledge of cost-control methods, forecasting, and earned value management; understanding of UAE construction contracts, FIDIC, variations, and claims.
  • Advanced Excel and experience with dashboards and data visualization; Power BI is preferred.
  • Proficiency in cost-management and planning tools such as Primavera P6, Oracle, SAP, or equivalent.
  • Professional certification such as PMP, CCP/CCT (AACE), RICS, or MRICS; certification is presented as an example qualification.
  • Exposure to beach clubs, golf courses, hospitality, or large-scale infrastructure is strongly preferred.

Professional capabilities

  • Strong analytical ability and attention to detail.
  • Clear written and verbal communication, confidence and credibility with senior leadership, and ability to manage multiple projects under pressure.
  • Organized, proactive, and ownership-driven approach.

Benefits

  • The employer advertises a competitive salary and benefits package, executive exposure, landmark projects, and career progression.
