Fit-Out Operations Manager

Role overview

Key responsibilities

• Lead daily operations and manage Project Managers, engineers, supervisors, and site teams.
• Oversee projects from tendering and mobilisation through execution and handover, meeting schedule, budget, specifications, and quality standards.
• Identify opportunities, develop client relationships, secure contracts, and build relationships with industry partners.
• Oversee surveys, estimation, tender submissions, pricing, proposals, and authorized commercial negotiations.
• Review drawings, specifications, programmes, manpower plans, and procurement requirements.
• Coordinate design, MEP, procurement, subcontractors, and site activities to resolve issues and maintain progress.
• Monitor costs, margins, productivity, material usage, and subcontractor performance.
• Manage variations, progress claims, payment applications, and collection follow-up with Finance.
• Conduct site visits, resolve delivery issues, and implement recovery plans.
• Maintain safety, quality control, and compliance; develop the team, assign responsibilities, and monitor performance.
• Report progress, profitability, business pipeline, resource requirements, and key risks to Group Management.

Experience and qualifications

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a relevant discipline.
• At least 10 years of relevant interior fit-out and contracting experience, including management experience in the UAE.
• Proven experience leading fit-out teams and managing multiple projects from mobilisation to handover.
• Practical knowledge of site execution, finishing works, MEP coordination, procurement, and subcontractor management.
• Demonstrated success in business development and securing fit-out projects, with an established UAE client and industry network.
• Strong understanding of estimation, pricing, budgets, margins, contracts, and variations.
• Ability to read technical drawings, assess requirements, and resolve execution challenges.
• Strong leadership, negotiation, planning, and communication skills; strong written and spoken English.
• Arabic is an advantage. PMP or an equivalent project management qualification and a UAE driving licence are preferred.

Compensation

• Pay is AED 14,000–18,000 per month.
