Finance Manager (Real Estate)

Position overview

SPA and sales accounting

• Review and validate SPAs before execution; confirm financial terms align with approved pricing, payment plans, policies, and management approvals.
• Monitor payment schedules and milestone collections; coordinate amendments, transfers, cancellations, and their financial implications.
• Verify bookings, installments, discounts, incentives, rebates, and approvals; recognize revenue correctly and maintain contract documentation.
• Use Salesforce CRM or similar platforms to monitor transactions, payment status, booking status, installments, customer ledgers, and payment history.
• Reconcile CRM records with ERP and accounting systems; report on collections, balances, revenue, commissions, and collection performance.
• Coordinate to maintain data integrity and support automation of commission calculations, payment tracking, and invoice monitoring.

Collections and receivables

• Monitor customer receivables, booking payments, installments, and post-handover payments; coordinate follow-up on overdue accounts.
• Prepare customer aging reports, receivable analysis, and collection forecasts; reconcile customer and vendor accounts.
• Support customer refunds, account settlements, payment adjustments, and complete transaction documentation.

Finance and project accounting

• Lead finance and accounting operations; monitor project profitability, budgets, cash flow, and financial performance.
• Prepare management reports and financial insights; manage project accounting and monitor development expenditure.
• Oversee escrow accounts and project fund allocation; review payment approvals, treasury transactions, and disbursements.
• Coordinate with banks on financing, escrow accounts, banking facilities, and guarantees; support planning, forecasting, and project funding needs.

Tax, compliance, and governance

• Apply UAE VAT rules to real estate transactions, review supplier and tax invoices, and prepare VAT workings and reconciliations.
• Ensure IFRS revenue recognition and compliance with RERA, AML, escrow, and other UAE real estate requirements.
• Maintain audit-ready financial records, support internal and external audits, and follow company financial policies and procedures.

Qualifications and experience

• Bachelor's degree in Finance, Accounting, Commerce, or a related discipline.
• CPA, CA, ACCA, CMA, or equivalent is an added advantage.
• 12–15 years of finance experience, including 5–8 years with a UAE real estate developer.
• Strong SPA and developer finance expertise; hands-on Salesforce CRM, ERP, and real estate financial systems experience.
• Experience in collections, receivables, installment plans, revenue accounting, project accounting, escrow, treasury, and project cash flow management.
• Strong understanding of IFRS revenue recognition principles.
• Excellent analytical, leadership, communication, problem-solving, and stakeholder management skills.
