Senior Accountant– Real Estate

Position overview

SPA management

• Review and validate Sales Purchase Agreements before execution and check financial terms against approved pricing, payment plans, policies, and approvals.
• Monitor customer payment schedules and milestone collections; coordinate SPA amendments, transfers, and cancellations with Sales and Legal.
• Verify booking amounts, installments, discounts, incentives, rebates, and special approvals.
• Ensure revenue recognition aligns with executed SPAs and IFRS requirements.

CRM and sales accounting

• Use Salesforce CRM or similar real estate CRM platforms to monitor sales transactions and customer payment status.
• Reconcile CRM sales records with ERP and accounting systems; monitor booking status, payment milestones, customer ledgers, and payment history.
• Report on collections, sales performance, outstanding balances, revenue tracking, and broker and sales commission calculations.
• Coordinate data integrity across Sales, Collections, Finance, and CRM teams; support automation of commissions, payment tracking, and invoice monitoring.

Collections and receivables

• Monitor customer receivables, booking payments, installments, and post-handover payments; coordinate follow-up on overdue accounts.
• Prepare customer aging reports, receivables analysis, reconciliations, and collection forecasts.
• Support customer refunds, account settlements, and payment adjustments where applicable.

Finance, project accounting, and compliance

• Manage finance and accounting operations, prepare management reports, and provide financial insights for business decisions.
• Manage project accounting and monitor development expenditure; oversee escrow accounts and project cash movements under regulatory requirements.
• Review payment approvals, treasury transactions, and fund disbursements.
• Apply UAE VAT correctly to real estate transactions and maintain audit-ready financial records.
• Ensure compliance with RERA regulations, AML requirements, escrow regulations, and other UAE real estate standards.

Qualifications and experience

• Bachelor's degree in Finance, Accounting, Commerce, or a related discipline.
• 8–10 years of finance experience, including 5–8 years within a UAE real estate developer organization.
• Strong expertise in Sales Purchase Agreements and developer finance operations.
• Hands-on experience with Salesforce CRM, ERP systems, and real estate financial systems.
• Strong experience in collections, receivables, installment payment plans, and revenue accounting.
• Strong analytical, leadership, communication, problem-solving, and stakeholder management skills.
