Role purpose

Project leadership and development

• Lead planning, execution, monitoring, and successful delivery of assigned development projects.
• Manage design, authority approvals, procurement, construction, testing and commissioning, handover, and the defects liability period.
• Maintain project execution plans, schedules, budgets, and risk registers; monitor milestones and implement corrective action.
• Coordinate with Design Management to align designs with objectives, regulations, cost targets, and construction feasibility.
• Review consultant deliverables and drive value engineering while maintaining design intent and customer experience.

Construction and commercial management

• Oversee contractors, consultants, and project management consultants throughout project execution.
• Monitor progress, quality, health and safety, and compliance; conduct site inspections and progress meetings.
• Resolve issues and ensure practical completion and handover to company standards.
• Monitor budgets and cost performance; review variation orders, claims, payment applications, and commercial risks.
• Support contract administration and ensure contractual obligations are fulfilled.

Stakeholders, risk, and improvement

• Act as primary contact for internal stakeholders across Development, Design, Commercial, Finance, Legal, Sales, Marketing, Customer Experience, and Facilities Management.
• Coordinate with government authorities and utility providers to obtain approvals and permits; build relationships with external partners.
• Identify project risks and mitigation strategies; ensure governance, development-process, quality, and HSE compliance.
• Prepare executive reports and project updates for senior management.
• Lead lessons learned and best-practice initiatives, promote innovation and sustainability, and mentor junior project managers and engineers as needed.

Qualifications and experience

• Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• A Master’s degree or professional certifications such as PMP, RICS, CIOB, or PRINCE2 are advantageous.
• 10–15 years of experience in real estate development or project management.
• At least 5 years managing large-scale mixed-use, residential, hospitality, retail, or commercial developments in the UAE.
• Experience with a master developer or leading real estate developer is highly preferred.
• Strong understanding of the UAE development lifecycle, authority approvals, procurement, construction, and handover processes.

Technical skills and competencies

• Knowledge of project management methodologies and construction practices; experience managing consultants, contractors, and multidisciplinary teams.
• Understanding of FIDIC contracts and contract administration.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
• Commercial awareness, financial management, and familiarity with UAE authority approvals and local regulations.
• Core competencies include leadership, strategic thinking, stakeholder management, planning and execution, negotiation, risk management, decision-making, quality and customer focus, and communication.
