Senior Project Manager - Development

Role Purpose

Key Responsibilities

• Lead planning, execution, monitoring, and delivery of assigned development projects across design, approvals, procurement, construction, commissioning, handover, and defects liability.
• Develop execution plans, schedules, budgets, and risk registers; track milestones and take corrective action.
• Coordinate design to meet project objectives, regulations, cost targets, and construction feasibility; review consultant deliverables and drive value engineering.
• Oversee contractors, consultants, and project management consultants; monitor construction progress, quality, HSE, and specifications.
• Conduct site inspections and progress meetings, resolve issues, and ensure practical completion and handover.
• Monitor budgets and cost performance; review variation orders, claims, payment applications, commercial risks, and contract obligations.
• Coordinate internal teams, authorities, utility providers, consultants, contractors, and partners; secure approvals and permits.
• Manage project risks, governance, quality standards, and HSE compliance; prepare executive reports and updates.
• Drive lessons learned, best practices, innovation, sustainability, and efficient delivery; mentor junior project managers and engineers.

Qualifications and Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Minimum 10–15 years of experience in real estate development or project management, including at least five years managing large-scale UAE developments.
• Experience with a master developer or leading real estate developer is highly preferred.
• Strong understanding of the UAE development lifecycle, approvals, procurement, construction, and handover processes.
• Strong knowledge of project management methodologies and construction practices; experience managing consultants, contractors, and multidisciplinary teams.
• Excellent understanding of FIDIC contracts and contract administration; strong commercial awareness and financial management capabilities.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools; familiarity with UAE approval processes and local regulations.
• A master's degree or certifications such as PMP, RICS, CIOB, or PRINCE2 are advantageous.
