Role purpose

Project and design management

• Lead project planning, execution, monitoring, and delivery across development phases, including approvals, testing, commissioning, handover, and defects liability.
• Maintain execution plans, schedules, budgets, and risk registers; monitor milestones and implement corrective actions.
• Coordinate design teams and review consultant deliverables for project, regulatory, cost, quality, and construction requirements.
• Drive value engineering while maintaining design intent and customer experience.

Construction and commercial management

• Oversee contractors, consultants, and project management consultants; monitor progress, quality, health and safety, and specification compliance.
• Conduct site inspections and progress meetings, resolve issues, and ensure practical completion and handover to company standards.
• Monitor project budgets and cost performance; review variation orders, claims, payment applications, and commercial risks.
• Support contract administration and ensure contractual obligations are fulfilled.

Stakeholders, governance, and improvement

• Coordinate internal functions, government authorities, utility providers, consultants, contractors, and external partners; obtain required approvals and permits.
• Identify and mitigate risks; ensure governance, development-process, quality, and HSE compliance; prepare executive reports and project updates.
• Drive lessons learned and best practices; promote innovation, sustainability, and efficient delivery; mentor junior project managers and engineers as needed.

Qualifications and experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Minimum 10–15 years of experience in real estate development or project management.
• At least five years managing large-scale mixed-use, residential, hospitality, retail, or commercial developments in the UAE.
• Experience with a master developer or leading real estate developer is highly preferred.
• A Master's degree or professional certification such as PMP, RICS, CIOB, or PRINCE2 is advantageous.

Technical skills

• Strong knowledge of project management methodologies and construction practices; experience managing consultants, contractors, and multidisciplinary teams.
• Excellent understanding of FIDIC contracts and contract administration.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
• Strong commercial awareness and financial management capabilities; familiarity with UAE authority approvals and local regulations.
