Project Manager required (20-30,000 AED per month) - Dubai based - Luxury Developer (High End Residential Tower Projects)

Role overview

Key responsibilities

• Manage delivery from pre-construction and mobilization through construction, completion and handover.
• Oversee main contractors, consultants and specialist subcontractors against approved programmes, specifications and contractual requirements.
• Monitor progress, identify delays and implement recovery plans to maintain milestones.
• Coordinate architectural, structural, MEP, façade, interior fit-out and external works packages.
• Ensure workmanship, materials, mock-ups and finishes meet luxury development standards.
• Resolve technical queries and design changes with design teams, maintaining alignment between design intent and site execution.
• Review budgets, cash-flow forecasts, variations and payment recommendations with commercial and quantity surveying teams.
• Coordinate procurement schedules and monitor long-lead materials and specialist packages.
• Lead project meetings and report on progress, costs, risks, quality and key decisions.
• Manage authority, utility provider and stakeholder interfaces for approvals and completion.
• Ensure contractors maintain health, safety and environmental standards.
• Oversee testing, commissioning, snagging, de-snagging, handover documentation and defect resolution.

Candidate requirements

• Bachelor's degree in Civil Engineering, Construction Management or a related discipline.
• Typically 10+ years of construction experience, including at least 5 years managing high-rise residential projects.
• Proven experience delivering luxury residential towers in Dubai or the wider UAE.
• Background with an established property developer or main contractor, and responsibility through project completion and handover.
• Strong technical understanding of structural works, MEP coordination, façades and high-end interior finishes.
• Experience managing contractors, consultants, programmes, budgets and construction risks.
• Familiarity with Dubai construction approval processes and authority requirements.
• Strong understanding of construction contracts, variations and claims management.
• Ability to review programmes using Primavera P6 or Microsoft Project.
• Strong leadership, communication, negotiation and problem-solving skills.
• PMP certification is advantageous.
