Project Manager

Location and Work Arrangement

• The posting identifies Benghazi, Libya, and states that the role is full-time and site-based or office-based as required.
• The work location is in person, and applicants must be willing to work and relocate to Benghazi, Libya.

Position Summary

Project Delivery and Site Management

• Lead the lifecycle from mobilization to handover, delivering on time, to quality, and cost-effectively.
• Supervise civil works, architectural works, interior fit-out, joinery, FF&E, and specialist packages.
• Manage the construction team, technical office, subcontractors, and specialist vendors.
• Ensure compliance with approved drawings, specifications, authority requirements, and hospitality standards.
• Inspect sites for quality, safety compliance, and adherence to design intent; ensure timely corrective actions for non-conformities.

Contracts, Finance, and Schedule

• Manage FIDIC and project-specific contract matters; review, prepare, and negotiate claims, variations, extension-of-time requests, and cost adjustments.
• Document abortive works, design changes, and scope gaps to ensure contractual protection.
• Monitor budgets, cost forecasts, financial performance, project timelines, and contractual milestones.
• Coordinate with planners to track progress, identify delays, and implement recovery plans.
• Ensure proper work sequencing and coordination among trades.

Client and Team Coordination

• Represent the company in client, consultant, authority, and stakeholder meetings; maintain clear client communication and alignment.
• Prepare progress reports, presentations, and project updates for clients and senior management.
• Coordinate with the Head Office and CEO on strategic updates, risks, and recommendations.
• Maintain communication among site teams, technical office, procurement, and management; lead meetings to resolve technical and operational issues.

Education and Experience

• Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
• At least 15 years of proven GCC experience, with strong exposure to hotel construction, luxury fit-out, joinery, FF&E, and high-end interior works.

Skills and Qualifications

• Strong knowledge of FIDIC, contract administration, claims, variations, and commercial management.
• Proven ability to manage budgets, cost control, and project financials.
• Excellent leadership, communication, and client-facing skills; ability to manage multiple work fronts, solve problems quickly, and work under pressure.
• Strong understanding of construction methodologies, authority regulations, and hospitality project requirements.
• High attention to detail and strong organizational skills.
• Proficiency in MS Office, project management tools, and construction documentation workflows.
• Good communication skills in English and Arabic.
