Assistant Real Estate Manager

Job Purpose
Drive real estate development and expansion strategies for the company's brands in coordination with brand teams.
Negotiate development agreements with franchisors in line with growth plans.
Manage the equity property portfolio and identify opportunities to control property costs and improve asset management.
Site Acquisition and Strategy
- Identify and secure sites for new company units and coordinate handover to construction.
- Plan and execute real estate strategy for the assigned market in alignment with business objectives.
- Maintain development pipelines ahead of growth expectations and review market insights for decision-making.
- Take responsibility for company development across defined regions.
Leasing and Property Management
- Monitor lease negotiations and signing, including rental reduction negotiations.
- Negotiate site deals, assess financial viability and planning probabilities, and manage legal acquisition processes.
- Monitor property costs and charges, including rent, rates, service charges, insurance, and dilapidation claims.
- Negotiate rent reviews, lease renewals, and rating appeals against budgets and market benchmarks.
Stakeholder and Portfolio Management
- Prepare investment committee tours and reports for company opening approvals.
- Maintain trade zone files and development pipeline reports.
- Build relationships with significant landlords, developers, retail and hotel companies, and investment funds.
- Maintain complete property profiles and manage the disposal of closed or surplus stores.
Education, Experience and Skills
- Bachelor's degree in business management or a related field.
- 5-8 years of post-graduate experience with multi-unit development is preferred.
- Experience with site searching, site approval, and direct lease negotiation for new stores is needed, preferably in food and beverage.
- Knowledge of property law, taxes, financial statements, lease negotiations, asset management, and triple net leases.
- Strong negotiation, consensus-building, communication, strategic, and business skills.
- Understanding of retail or hospitality industries and trends is required.
