Americana Restaurants seeks an experienced Saudi real estate professional to drive restaurant expansion across the Kingdom.
The role is based at the Riyadh head office, with regular site and trade zone visits across Saudi Arabia.
Full-time position reporting to the Senior Manager, Real Estate.
Site acquisition and pipeline
- Identify, assess, and secure sites across the Kingdom, then hand them over to the Construction team.
- Build a pipeline well in advance of brand growth targets; maintain trade zone files and reports and track new developments.
- Prepare Investment Committee tours and approval reports for new openings.
Deals and portfolio management
- Negotiate lease terms, rent reductions, rent reviews, and renewals against budgets and market benchmarks.
- Assess financial viability and planning probability and manage the legal process through signing.
- Ensure lease registration and documentation meet Saudi requirements, including Ejar.
- Control property cost inflation; monitor rent, service charges, insurance, and dilapidation claims and engage specialist consultants when needed.
- Maintain complete store profiles, including title deeds, owner IDs, utility accounts, and official layouts; dispose of closed or surplus stores in line with market conditions.
Relationships
- Build relationships with landlords, developers, retail and hotel companies, and investment funds.
- Work closely with Finance, Legal, Lease Admin, Brand leads, and Design & Construction.
Qualifications and experience
- Bachelor's degree in Business Management or a related field.
- 5–8 years of postgraduate experience, preferably in multi-unit development.
- Strong knowledge of Saudi property law, lease negotiation, and asset management.
- Familiarity with Ejar and REGA requirements is an advantage.
- Thorough understanding of the retail or hospitality sector in Saudi Arabia.
- Native-level Arabic for landlord negotiations and professional English.
- Valid Saudi driving licence and willingness to travel for site visits.
