Role purpose
Lead development projects end to end, from design development through procurement, construction, handover, and close-out, aligned with strategic, quality, and commercial objectives.
Project and design delivery
- Plan, execute, monitor, and deliver projects across design, approvals, procurement, construction, commissioning, handover, and defects liability.
- Maintain project plans, schedules, budgets, and risk registers; track milestones and implement corrective action.
- Coordinate design reviews, consultant deliverables, regulatory requirements, cost targets, constructability, and value engineering.
Construction and commercial management
- Oversee contractors, consultants, and project management consultants; monitor progress, quality, health and safety, and specification compliance.
- Conduct site inspections and progress meetings, resolve issues, and secure practical completion and handover.
- Monitor budgets and review variations, claims, payment applications, commercial risks, and contract administration.
Stakeholders, risk, and improvement
- Coordinate internal teams, authorities, and utility providers on approvals and permits; maintain consultant, contractor, and partner relationships.
- Manage risks and compliance, report to senior management, capture lessons learned, promote sustainable delivery, and mentor junior staff.
Qualifications and experience
- Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
- 10–15 years in real estate development or project management, including at least 5 years managing large-scale developments in the UAE.
- Master's degree or PMP, RICS, CIOB, or PRINCE2 certification is advantageous; experience with a master developer is highly preferred.
Technical skills and competencies
- Knowledge of project management methodologies, construction practices, FIDIC contracts, contract administration, and UAE authority approvals.
- Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
- Commercial awareness, financial management, leadership, stakeholder management, negotiation, risk management, communication, and customer focus.
