Role purpose

Project and design management

• Lead project planning, execution, monitoring, and delivery across design, approvals, procurement, construction, testing, commissioning, handover, and defects liability.
• Maintain execution plans, schedules, budgets, and risk registers; track milestones and apply corrective actions.
• Coordinate design reviews and consultant deliverables for project objectives, regulatory requirements, cost targets, quality, completeness, and construction feasibility.
• Drive value engineering while maintaining design intent and customer experience.

Construction and commercial management

• Oversee contractors, consultants, and project management consultants; monitor progress, quality, health and safety, and specification compliance.
• Conduct site inspections and progress meetings, resolve issues, and deliver practical completion and handover to company standards.
• Monitor budgets and cost performance; review variation orders, claims, payment applications, and commercial risks with Commercial and Procurement teams.
• Support contract administration and fulfillment of contractual obligations.

Stakeholders, risk, and improvement

• Coordinate internal stakeholders, authorities, and utility providers to obtain approvals and permits; build relationships with external partners.
• Identify and mitigate risks and ensure compliance with governance, development processes, quality standards, and HSE requirements.
• Prepare executive reports and project updates; drive lessons learned, best practices, innovation, sustainability, and efficient delivery.
• Mentor and support junior project managers and engineers where required.

Qualifications and experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Minimum 10–15 years in real estate development or project management, including at least 5 years managing large-scale UAE developments in mixed-use, residential, hospitality, retail, or commercial sectors.
• Experience with a master developer or leading real estate developer is highly preferred.
• Strong understanding of UAE development, authority approvals, procurement, construction, and handover processes.

Technical skills and competencies

• Strong project management methodology and construction practice knowledge; experience managing consultants, contractors, and multidisciplinary teams.
• Excellent understanding of FIDIC contracts and contract administration; proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
• Commercial awareness, financial management, leadership, strategic thinking, stakeholder management, planning, negotiation, risk management, quality, and customer focus.
• Strong communication and presentation skills; able to make decisions under pressure.

Advantageous qualifications

• A Master's degree or professional certification such as PMP, RICS, CIOB, or PRINCE2 is advantageous.
