Role purpose

Project delivery responsibilities

• Lead project planning, execution, monitoring, and delivery across design, approvals, procurement, construction, testing and commissioning, handover, and defects liability.
• Maintain execution plans, schedules, budgets, and risk registers; monitor milestones and take corrective action.
• Coordinate design teams and review consultant deliverables for project objectives, regulation, cost, feasibility, and quality.
• Drive value engineering while protecting design intent and customer experience.
• Oversee contractors, consultants, and project management consultants; monitor progress, quality, health and safety, and specification compliance.
• Hold site inspections and progress meetings, resolve issues, and ensure practical completion and handover.
• Monitor budgets and costs; review variations, claims, payment applications, and commercial risks; support contract administration.
• Coordinate internal teams, authorities, utility providers, consultants, contractors, and external partners to secure approvals and permits.
• Mitigate risks, ensure governance and HSE compliance, and prepare executive project reports.
• Promote lessons learned, best practices, innovation, sustainability, and efficient delivery; mentor junior project managers and engineers where required.

Qualifications and experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• At least 10–15 years of real estate development or project management experience.
• At least five years managing large-scale mixed-use, residential, hospitality, retail, or commercial developments in the UAE.
• Master's degree or PMP, RICS, CIOB, or PRINCE2 certification is advantageous.
• Experience with a master developer or leading real estate developer is highly preferred.

Technical skills and competencies

• Strong knowledge of project management methodologies, construction practices, and the UAE development lifecycle, including approvals, procurement, construction, and handover.
• Experience managing consultants, contractors, and multidisciplinary teams; excellent understanding of FIDIC contracts and contract administration.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
• Strong commercial awareness, financial management, risk management, stakeholder management, leadership, and team management.
• Core competencies include strategic thinking, planning and execution, negotiation, influencing, decision-making under pressure, quality and customer focus, and communication and presentation.
