Role purpose

Project and development delivery

• Lead planning, execution, monitoring, and delivery of assigned projects through design, approvals, procurement, construction, testing and commissioning, handover, and the defects liability period.
• Maintain execution plans, schedules, budgets, and risk registers; monitor milestones and take corrective action as needed.
• Coordinate design reviews to meet project objectives, regulatory requirements, cost targets, and construction feasibility.
• Review consultant deliverables and drive value engineering while preserving design intent and customer experience.

Construction and commercial management

• Oversee contractors, consultants, and project management consultants throughout execution.
• Monitor construction progress, quality, health and safety, and specification compliance; conduct site inspections and progress meetings.
• Ensure practical completion and handover meet company standards.
• Monitor budgets and cost performance; review variations, claims, payment applications, and commercial risks.
• Support contract administration and fulfillment of contractual obligations.

Stakeholders, risk, and improvement

• Coordinate with internal functions, government authorities, utility providers, consultants, contractors, and external partners to secure approvals and permits.
• Identify project risks and mitigation measures; ensure governance, quality, and HSE compliance.
• Prepare executive reports and project updates for senior management.
• Drive lessons learned, best practices, innovation, sustainability, and efficient project delivery; mentor junior project managers and engineers.

Qualifications and experience

• A bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline is required.
• A master's degree or professional certification such as PMP, RICS, CIOB, or PRINCE2 is advantageous.
• At least 10–15 years of real estate development or project management experience is required.
• At least five years managing large-scale UAE mixed-use, residential, hospitality, retail, or commercial developments is required.
• Experience with a master developer or leading real estate developer is highly preferred.
• Strong understanding of the UAE development lifecycle, authority approvals, procurement, construction, and handover processes is required.

Technical skills and competencies

• The role requires project management methodology and construction practice knowledge, plus experience managing consultants, contractors, and multidisciplinary teams.
• Excellent understanding of FIDIC contracts and contract administration is required.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools is required.
• The role requires commercial awareness, financial management, leadership, stakeholder management, planning, negotiation, risk management, and communication capabilities.
