Role purpose

Project and design leadership

• Plan, execute, monitor, and deliver assigned projects across design, approvals, procurement, construction, testing and commissioning, handover, and defects liability.
• Maintain execution plans, schedules, budgets, and risk registers; track milestones and implement corrective actions.
• Coordinate design work and review consultant deliverables for regulatory compliance, cost targets, construction feasibility, quality, and project-brief alignment.
• Drive value engineering while preserving design intent and customer experience.

Construction and commercial management

• Oversee contractors, consultants, and project management consultants; monitor progress, quality, health and safety, and specification compliance.
• Conduct site inspections and progress meetings, resolve issues, and achieve practical completion and handover.
• Work with commercial and procurement teams on budgets, cost performance, variations, claims, payment applications, commercial risks, and contract administration.

Stakeholders, risk, and improvement

• Coordinate internal stakeholders, government authorities, and utility providers to secure approvals and permits; maintain external partner relationships.
• Identify risks and mitigation strategies, ensure governance, quality, and HSE compliance, and prepare senior-management reports.
• Implement lessons learned and best practices, promote innovation and sustainability, and mentor junior project managers and engineers as required.

Education and experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Minimum 10–15 years of experience in real estate development or project management.
• At least five years managing large-scale mixed-use, residential, hospitality, retail, or commercial developments in the UAE.
• Experience with a master developer or leading real estate developer is highly preferred.
• A master's degree or PMP, RICS, CIOB, or PRINCE2 certification is advantageous.

Technical knowledge and competencies

• Strong knowledge of project management methodologies, construction practices, and multidisciplinary team management.
• Excellent understanding of FIDIC contracts and contract administration.
• Proficiency in Microsoft Project, Primavera P6, Excel, and project reporting tools.
• Strong commercial awareness, financial management, leadership, stakeholder management, planning, negotiation, risk management, and communication skills.
• Familiarity with UAE authority approval processes and local regulations.
