About The Role

To support the pre-contract commercial and procurement activities for ultra-luxury developments.

The role will be responsible for cost planning, estimating, tender management, value engineering, and commercial advice from concept design through contract award.

Key Responsibilites

  • Prepare detailed cost estimates, feasibility studies, cost plans, budgets, and BOQs for luxury developments.
  • Provide cost advice during design development and assess the financial impact of design changes.
  • Conduct value engineering exercises and recommend cost-efficient solutions without compromising quality or design intent.
  • Prepare tender documentation, manage the tender process, and evaluate contractor and supplier submissions.
  • Lead commercial bid analysis, benchmarking, negotiations, and award recommendations.
  • Develop procurement strategies and packaging plans aligned with project delivery requirements
  • Prepare pre-contract commercial reports, cash flow forecasts, and budget updates for stakeholders
  • Identify commercial risks and opportunities and provide mitigation strategi
  • Liaise with consultants, designers, procurement teams, and client representatives to ensure budgets are maintained throughout the design phase.
  • Support contract preparation and commercial close-out of tender packages prior to project award.

Requirements

  • Bachelor's Degree in Quantity Surveying, Construction Management, or related discipline.
  • Proven pre-contract quantity surveying experience on luxury residential, villa, hospitality, or mixed-use developments.
  • Strong expertise in cost planning, estimating, BOQ preparation, tendering, procurement, and value engineering.
  • Excellent commercial, analytical, negotiation, and stakeholder management skills.
  • UAE/GCC project experience is highly preferred.
