Role overview

Property management and portfolio performance

• Manage occupancy, lease renewals, vacancies, rental income, receivables, operating expenditure, and overall asset performance.
• Identify opportunities to improve asset value, income generation, operational efficiency, tenant experience, and long-term portfolio performance.
• Resolve or escalate significant tenant, landlord, contractual, and property issues; lead commercial negotiations, lease matters, disputes, and stakeholder resolutions.
• Monitor revenue, receivables, expenditure, and profitability; prepare and review annual budgets and forecasts, analyze variances, and implement corrective measures.
• Oversee contractors, service providers, and outsourced partners, including scopes, contract negotiations, performance reviews, SLA/KPI monitoring, and renewals.
• Maintain lease and tenancy records, approvals, certifications, documentation, inspection schedules, and critical renewal dates; apply ADGM processes and AccessRP where relevant.

Facilities management

• Lead facilities management operations across the portfolio, ensuring cost-effective, high-quality service and compliance with safety, reliability, and service standards.
• Develop FM strategies, annual maintenance programs, service standards, SLAs, and performance frameworks aligned with asset needs and contractual obligations.
• Establish frameworks for hard and soft FM services and ensure suitable staffing, expertise, resources, equipment, and service coverage.

Experience and qualifications

• At least five years of progressive experience in property management, facilities management, real estate operations, or integrated PM/FM, with demonstrable responsibility for an asset portfolio.
• Demonstrated end-to-end property management expertise, including tenancy administration, lease renewals, occupancy, tenant relations, receivables, and owner reporting.
• Strong experience overseeing hard and soft FM operations, preventive and reactive maintenance, contractor performance, and service delivery.

Required knowledge and skills

• Proficiency in TAMM and relevant Abu Dhabi government property services and processes.
• Practical working knowledge of ADGM real estate processes and AccessRP, particularly lease registration, renewals, amendments, and property management requirements.
• Strong commercial negotiation, stakeholder management, problem-solving, and conflict-resolution capabilities.
• Exceptional written and verbal communication skills, including explaining complex commercial, technical, and operational matters to senior stakeholders.

• The position covers property and facilities operations across assets in Abu Dhabi Emirate.
