Project Manager

Role purpose

Project delivery and fit-out

• Lead end-to-end project execution; develop plans, timelines, milestones and schedules, monitor progress, address risks and provide management updates.
• Manage fit-outs, refurbishments, renovations, relocations and expansions, coordinating civil, electrical, HVAC, fire and safety, IT, signage, lighting, flooring, furniture and fixtures.
• Review drawings, layouts, BOQs, specifications and documentation; coordinate consultants, contractors, suppliers, malls and authorities.
• Monitor site work for quality, timely completion and compliance with approved designs, brand standards and technical specifications.

Store openings and handover

• Lead new-store plans and coordinate readiness with Retail, HR, IT, Finance, Marketing, Procurement, Logistics, Security and other teams.
• Coordinate readiness of fixtures, POS, IT infrastructure, CCTV, signage, inventory areas, customer service counters and other operational requirements.
• Maintain opening readiness checklists and coordinate final snagging, testing, commissioning, inspections and handover.
• Close snags, prepare completion documents and hand over warranties, manuals, drawings and certificates; coordinate post-opening defect rectification.

Budget, vendors and compliance

• Prepare project budgets and monitor expenditure; review quotations, BOQs, variations and contractor claims and identify cost savings without compromising quality or safety.
• Manage contractor, consultant, supplier and project-partner performance against scope, schedule, quality and cost.
• Coordinate mall approvals, permits, access, working hours, fit-out rules and inspections; ensure mall and Saudi requirements are met.
• Maintain contracts, approvals, drawings, completion records and other project documentation.

Qualifications and experience

• Bachelor's degree in Project Management, Civil Engineering, Architecture, Construction Management, Business Administration or a related field.
• 5–8 years of relevant project management experience, preferably in retail, malls, hospitality or commercial fit-out.
• Proven experience managing retail fit-outs, renovations, relocations or new store openings.
• Strong knowledge of construction, MEP, fit-out, retail fixtures, signage and store infrastructure.
• Experience managing contractors, consultants, suppliers and mall management.
• Strong project planning, budgeting, negotiation, coordination, communication and stakeholder management skills.
• MS Project, Primavera, AutoCAD, Excel or similar tools are advantageous; Saudi/GCC retail project experience is preferred.

Working conditions

• Based primarily in Saudi Arabia, with regular and potentially frequent travel to stores and project sites within KSA.
• Flexible hours may be needed during critical project phases, mall fit-outs and store openings.
• Must be comfortable working in active construction and retail environments.
