Commissioning Engineer - Smart Building Systems

Job Summary

Commissioning and Configuration

• Commission, test, troubleshoot, and functionally verify BMS installations.
• Configure controllers, field devices, sensors, actuators, panels, servers, workstations, and associated software.
• Verify points, graphics, sequences, alarms, trends, schedules, and control strategies against approved requirements.
• Conduct point-to-point checks, loop checks, functional performance testing, and system optimization.

Integration and Testing

• Integrate BMS with HVAC, fire alarm, energy management, electrical, and other building-services systems using communication protocols.
• Work with BACnet, Modbus, KNX, LonWorks, or other relevant communication interfaces.
• Coordinate commissioning with project managers, consultants, MEP contractors, and site teams.
• Conduct Factory Acceptance Tests, Site Acceptance Tests, and client demonstrations.

Documentation and Handover

• Diagnose and resolve hardware, software, communication, and control faults.
• Prepare commissioning reports, test records, point lists, cause-and-effect records, as-built documents, and handover documents.
• Provide technical support during project execution, testing, handover, and warranty periods.
• Ensure schedule, quality, and HSE compliance; support client training and transition to the operations and maintenance team.

Requirements

• Bachelor's degree or diploma in electrical engineering, electronics engineering, instrumentation engineering, or a related discipline.
• 3–7 years of experience in BMS commissioning, testing, and troubleshooting.
• Hands-on experience with BMS platforms, controllers, field devices, HVAC controls, and graphical user interfaces.
• Good knowledge of HVAC systems, control sequences, and building automation principles.

Additional Qualifications

• Experience with BACnet, Modbus, KNX, and LonWorks is preferred.
• Strong troubleshooting and problem-solving skills; able to interpret BMS drawings, control schematics, point lists, and technical documents.
• Good communication skills and ability to work independently and as part of a project team.
• UAE/GCC project experience is preferred; a valid UAE driving licence is an advantage.

Workplace

• The duties involve commissioning and testing systems at project sites and coordinating with site teams.
