BMS Commissioning Engineer

Role and project

Responsibilities

• Plan, coordinate, and execute BMS commissioning to approved procedures, project specifications, and commissioning programmes.
• Perform point-to-point and loop checks, sensor calibration, actuator testing, and functional performance testing.
• Verify BMS graphics, alarms, trends, set points, schedules, control logic, interlocks, and sequences of operation.
• Review BMS architecture, control schematics, wiring diagrams, I/O schedules, cause-and-effect matrices, and sequences of operation.
• Validate BMS integration with HVAC, mechanical, electrical, fire alarm, and other associated building systems.
• Support testing of AHUs, FCUs, pumps, chillers, and other BMS-controlled equipment.
• Troubleshoot controls, field devices, communication networks, software, hardware, and integration issues.
• Coordinate with vendors, system integrators, subcontractors, OEMs, and MEP disciplines to resolve interface issues.
• Monitor commissioning progress and maintain test sheets, issue logs, punch lists, and final test reports.
• Support client and consultant witnessing, inspections, demonstrations, and final handover; ensure quality, safety, and technical compliance.

Experience and qualifications

• 5+ years in BMS, controls, or building automation testing and commissioning.
• Hands-on functional testing, system integration, troubleshooting, and BMS commissioning experience.
• Experience on large-scale MEP construction projects, including hotels, resorts, high-rise developments, airports, hospitals, or other complex buildings.
• Major BMS vendor or system-integrator experience is advantageous; UAE or GCC project experience is preferred.
• Degree or diploma in Electrical, Electronics, Mechanical, Controls, Automation, or a related engineering discipline.

Knowledge and skills

• Strong understanding of BMS architecture, DDC controllers, sensors, actuators, field devices, and control systems.
• Good knowledge of HVAC systems and associated control sequences, and familiarity with interfaces for AHUs, FCUs, chillers, pumps, ventilation, electrical systems, fire alarm, and other building services.
• Knowledge of BACnet and Modbus communication protocols.
• Ability to interpret control schematics, wiring diagrams, technical drawings, I/O schedules, and sequences of operation.
• Understanding of MEP testing, commissioning, and handover processes.
• Troubleshooting, fault-finding, coordination, problem-solving, attention to detail, documentation, and communication skills.
• Proficiency in MS Office and commissioning tracking tools.
