Asset Manager

Role purpose

Portfolio and risk management

• Develop a master asset management plan tailored to each property and manage client assets according to investment preferences.
• Administer risk surveys, monitor asset risk profiles, and assess and manage risks associated with current assets.
• Create and maintain client portfolios; assess current asset status, future needs, and investment goals.
• Recommend mitigation strategies and risk-rating changes, take corrective action on performance concerns, and advise clients on asset decisions.
• Manage cash flow and physical assets, including property and real estate.

Asset register and standards

• Own and maintain the asset register and asset information; plan, publicize, and oversee register updates.
• Ensure assets are entered according to policy and uniquely identified using naming conventions.
• Ensure staff follow standards for object types, environments, processes, lifecycles, documentation, versions, formats, baselines, releases, and templates.
• Carry out process-manager responsibilities for the asset management process.

Reporting and value

• Collaborate with and report to clients and senior executives.
• Assist in preparing and obtaining approval for property operating budgets.
• Prepare monthly, quarterly, and annual portfolio reports.
• Implement, negotiate, and monitor asset programs; identify efficiencies and savings to increase revenue and asset values.
• Review and update current policies.

Qualifications

• Strong budgeting background and knowledge of real estate.
• High computer literacy and proficiency with spreadsheets, advanced functions and queries, and word-processing applications.
• Ability to work with financial concepts and perform financial analysis.
• Working knowledge of asset and facilities management systems such as FSI, Archibus, or Maximo, and document management software such as Aconex or similar is preferred.
• A bachelor's degree in civil, construction, mechanical, or related engineering is described as preferable.
• The posting also calls an additional master's degree in business management, real estate, finance, and/or accounting required, but the wording is internally ambiguous.
