- Carry out variety of leasing and property management activities, includes managing lease agreements renewals, termination, updating stacking diagram data and fulfil Group Companies requirements.
- Job brief:
- Handling the leasing operations and rent collection of company real estate assets.
- Conduct presentations and site visits for prospective tenants in order to promote the various schemes managed by the company.
- Liaise with the retail fit-out team in transitioning executed contracts through to the unit handover and commencement of fit-out.
- Create tenant profiles and accurate databases for each tenant category to facilitate information retrieval and ensure a proper follow-up system.
- Maintain a constant updated stock of prospective tenants and/or investors, potential brands, concepts and market intelligence.
- Conduct financial models and feasibility studies to add new leasing revenue streams into the managed assets.
- Managing the corporate real estate finance including annual budgeting, monitoring, and reporting of rental revenues, service charges, utilities expenses, etc.
- Reviews and endorses all related agreements, contracts, and ensures that they are in accordance with the best practices, international standards and prevailing UAE laws and regulations.
- Develop real estate leasing strategy and implementation plan across the real estate portfolio, to be used as a guideline for all future real estate projects by group companies.
- Explore and launch strategic guidelines that provides an end-to-end understanding of revenue generation and application process to and all other sub operating companies.
- Creating and updating key performance metrics and provide performance insights to top management.
- Discuss and negotiate commercial terms with third parties and assist legal team on commercial matters.
- Complete monthly revenue reports.
- Prepare legal cases when needed to be presented to Head of Dept. or Legal team.
Education Requirement & Skills
- Minimum 5 years' experience in leasing and lease management
- Bachelor's degree in Business Administration or similar
- Working knowledge of property regulations.
- Proficiency in Microsoft Office and property management software.
- Understanding of marketing and accounting principles.
- Strong organizational and time management skills.
- Excellent communication and negotiation skills.
- Real Estate Broker or Salesperson license from the Real Estate Regulatory Agency (RERA), Department of Municipalities and Transport (DMT)
