Overview
The Property Manager is responsible for overseeing the end-to-end operations, maintenance, tenant relations, and financial performance of assigned properties.
The role ensures that all properties are maintained to the highest quality standards, fully compliant with regulatory requirements, and operated efficiently to achieve optimal occupancy, tenant satisfaction, and profitability.
This position plays a key operational leadership role in managing property teams, supervising vendors and contractors, and ensuring seamless coordination between maintenance, finance, and head office functions.
The Property Manager also supports budgeting, cost control, reporting, and continuous improvement initiatives to enhance asset value and service delivery, working closely with the Properties General Manager to drive operational excellence.
1. Property Operations & Maintenance
- Oversee daily operations of assigned properties, ensuring high standards of cleanliness, safety, and functionality
- Ensure all apartments/villas are maintained at 100% readiness prior to tenant handover
- Implement and monitor preventive and corrective maintenance programs
- Conduct regular inspections to ensure compliance with quality and safety standards
2. Tenant Relations & Service Excellence
- Manage tenant onboarding and offboarding processes
- Ensure smooth move-in and move-out experiences
- Address tenant complaints and service requests promptly
- Build and maintain strong tenant relationships to drive satisfaction and retention
3. Vendor & Contractor Management
- Supervise contractors, service providers, and vendors
- Evaluate vendor performance and ensure adherence to contractual obligations
- Coordinate with procurement and finance for purchase requests, contracts, and payments
4. Financial Management & Budget Control
- Prepare and manage annual property budgets
- Monitor operating expenses and identify cost-saving opportunities
- Optimize resource allocation and cost efficiency
- Track rent collection, occupancy levels, and overall financial performance
5. Compliance, Health & Safety
- Ensure compliance with local regulations, including Qatar Civil Defence Department (QCDD), Ministry of Interior (MOI), and other authorities
- Implement Health, Safety, and Fire Life Safety standards
- Conduct regular safety audits, drills, and risk assessments
6. Team Leadership & Coordination
- Lead and supervise property supervisors, maintenance teams, and support staff
- Provide training, guidance, and performance feedback
- Foster a positive, service-driven work culture aligned with company values
7. Reporting & Performance Monitoring
- Prepare weekly and monthly reports on occupancy, financial performance, maintenance, and tenant satisfaction
- Analyze operational data and recommend improvements
- Drive continuous improvement initiatives to enhance service quality
Key Performance Indicators (KPIs)
- Maintain high occupancy rates in line with company targets
- Achieve high tenant satisfaction and retention levels
- Ensure efficient maintenance response and resolution times
- Maintain strict budget adherence and cost optimization
- Achieve timely and consistent rent collection
- Ensure properties meet high inspection and audit standards
- Maintain full compliance with health, safety, and regulatory requirements
Qualifications, Experience & Skills
- Bachelor’s degree in Business Administration, Facilities Management, or related field
- Minimum 5+ years of experience in property management
- Proven experience in team leadership, budgeting, and tenant management
- Strong leadership and people management skills
- Solid financial acumen and cost control capabilities
- Knowledge of local property laws and compliance requirements
- Experience managing vendors and contractors
- Strong communication and interpersonal skills
- Proficiency in English required; Arabic preferred
