Project Manager

Role overview

Project and site management

• Plan and coordinate projects, programmes, milestones, critical paths, and project reporting.
• Coordinate clients, design teams, consultants, contractors, subcontractors, and suppliers.
• Oversee construction, fit-out, MEP, joinery, kitchens, bathrooms, landscaping, and external works.
• Inspect work, maintain sequencing and efficient site operations, and resolve risks, delays, and issues.

Technical, commercial, and procurement

• Review drawings, material submissions, samples, and technical proposals; resolve design discrepancies and document changes.
• Monitor budgets, expenditure, contractor quotations, variations, payment applications, costs, and commitments.
• Coordinate procurement schedules, long-lead items, suppliers, approvals, delivery, and installation.

Quality, safety, and handover

• Manage inspections, workmanship and finish quality, snagging, rectification, and final inspection.
• Ensure contractor compliance with UAE health and safety requirements and site regulations; coordinate risk assessments and method statements.
• Coordinate MEP testing and commissioning, final inspections, client handover, and collection of as-built drawings, warranties, and manuals.

Qualifications and experience

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, Interior Architecture, or a related discipline.
• 8–10+ years of construction/project management experience, including 3–5 years managing luxury residential or high-end villa fit-out projects in Dubai/UAE.
• Experience managing contractors and subcontractors, project handover, programmes, budgets, procurement, and variations.
• Strong knowledge of interior finishes, joinery, kitchens, MEP, and architectural works.
• PMP certification is highly preferred; FIDIC/construction contract knowledge is highly desirable.
• UAE construction regulations and approval-process experience is preferred.
