Facility Manager

Job Summary

Key Responsibilities

• Manage the overall facilities management operations for luxury residential towers, villas, and commercial properties.
• Lead and supervise FM teams, service providers, contractors, and specialist vendors to ensure high-quality service delivery.
• Oversee the operation, maintenance, and performance of all MEP systems including HVAC, chillers, pumps, electrical systems, elevators, plumbing, lighting, BMS, and water features.
• Develop and implement preventive and corrective maintenance strategies to maintain asset reliability and operational efficiency.
• Ensure compliance with Dubai Municipality, Civil Defense, DEWA, RERA, and all UAE regulatory requirements.
• Conduct regular property inspections, technical audits, and asset condition assessments to maintain luxury property standards.
• Manage annual maintenance budgets, cost control initiatives, and service contracts without compromising quality and customer experience.
• Monitor energy management and sustainability initiatives to improve operational efficiency and reduce utility consumption.
• Handle emergency situations, crisis management, and critical system failures with immediate corrective actions.
• Support project mobilisation, handover processes, snagging, testing & commissioning, and transition from construction to FM operations.
• Ensure proper documentation and reporting through CAFM systems, including asset registers, maintenance schedules, compliance reports, and KPIs.
• Coordinate closely with property management, customer service, and leasing teams to resolve tenant concerns efficiently and professionally.
• Maintain exceptional standards in cleanliness, safety, functionality, and aesthetics across all managed properties.
• Drive continuous improvement initiatives to enhance resident and tenant satisfaction.

Qualifications & Experience

• Bachelor’s Degree in Mechanical or Electrical Engineering.
• Minimum 8–10 years of UAE experience in Facilities Management.
• Strong experience handling luxury residential towers, mixed-use developments, commercial properties, or premium hospitality assets in the UAE.
• Extensive knowledge of MEP systems, BMS operations, asset lifecycle management, and FM best practices.
• Proven experience managing FM contractors, vendors, and large maintenance teams.
• Strong understanding of UAE authority regulations, compliance standards, and HSE requirements.
• Proficiency in CAFM systems and MS Office applications.
