The Manager – Facilities is responsible for overseeing end-to-end facilities management operations across residential, commercial, retail, and mixed-use properties.
The role ensures high standards of maintenance, operational efficiency, safety, sustainability, and customer satisfaction while maintaining asset value and service excellence.
The position will manage both hard services (MEP, HVAC, civil, utilities, and fire & life safety systems) and soft services (security, housekeeping, landscaping, pest control, and waste management).
The role also involves vendor management, budgeting, compliance monitoring, tenant coordination, and continuous operational improvement.
Facilities Operations
- Manage day-to-day facilities management operations across assigned properties.
- Oversee preventive, corrective, and predictive maintenance programs.
- Ensure efficient operation and maintenance of MEP, HVAC, civil, utility, and fire safety systems.
- Monitor and manage soft services including security, housekeeping, landscaping, and waste management.
- Conduct regular inspections and ensure timely resolution of maintenance issues and tenant complaints.
- Support project handovers, snagging, testing, and commissioning activities.
- Drive sustainability, energy efficiency, and operational improvement initiatives.
Vendor & Contract Management
- Manage FM vendors, contractors, and outsourced service providers.
- Ensure compliance with service agreements, SLAs, and KPIs.
- Support tendering, vendor evaluation, contract negotiations, and performance reviews.
- Ensure quality-driven and cost-effective service delivery.
Health, Safety & Compliance
- Ensure compliance with local authority regulations, HSE policies, and fire & life safety standards.
- Coordinate audits, inspections, certifications, and emergency response procedures.
- Promote workplace safety and best operational practices across all facilities.
Financial Management
- Assist in preparing and managing OPEX and CAPEX budgets.
- Monitor expenditures, analyze budget variances, and identify cost optimization opportunities.
- Track operational costs and support financial efficiency initiatives.
Customer & Stakeholder Management
- Act as the primary point of contact for tenants, residents, and end-users regarding FM-related matters.
- Ensure timely resolution of complaints and service requests to maintain high customer satisfaction.
- Coordinate with internal departments, consultants, contractors, and external stakeholders for seamless operations.
Team Management & Reporting
- Supervise facilities teams, supervisors, technicians, and outsourced staff.
- Prepare operational, maintenance, and budget reports for management review.
- Support implementation and optimization of CAFM systems and smart FM technologies.
- Foster a culture of accountability, teamwork, and service excellence.
Educational Qualification
- Bachelor’s degree in Mechanical / Electrical / Civil Engineering, Facilities Management, or related discipline.
- Professional certifications such as IFMA (CFM/FMP), IOSH, or NEBOSH will be an added advantage.
Experience Required
- 8–12 years of relevant facilities management experience, preferably within UAE/GCC real estate, residential, retail, commercial, or mixed-use developments.
- Strong exposure to both hard and soft services management.
- Experience in managing vendors, contractors, budgets, and tenant relations.
Required
- Strong leadership and team management capabilities.
- Good knowledge of MEP systems, HVAC, fire safety, and building operations.
- Understanding of UAE compliance regulations and HSE standards.
- Strong analytical, budgeting, and problem-solving skills.
- Excellent communication and stakeholder management abilities.
- Proficiency in CAFM systems and MS Office applications.
