A real estate developer is appointing a Commercial Director to lead commercial management across a portfolio of development projects.

Commercial leadership
- Lead a commercial team covering quantity surveying, pre-contract activity, contracts, and cost control.
- Oversee tendering, bid evaluation, and contract awards, checking proposed awards against approved budgets.
- Build package-level cost plans and track committed and actual spending across projects.
- Manage variation orders, cash-flow forecasts, claims, and contractual notices.
- Oversee agreements with contractors, consultants, and development partners, including payment milestones and cost- or profit-sharing obligations.
- Report budgets, tender activity, and contractual exposure to senior leadership.
- Support feasibility reviews and use project lessons to improve commercial processes.
Candidate profile
- 10 years’ experience in real estate or construction commercial management, including three years overseeing tendering and cost control across concurrent projects.
- Strong contract administration and negotiation skills, with practical experience in variation orders, package-level budgets, and development-partner or joint-venture agreements.
- Bachelor’s degree in Quantity Surveying, Civil Engineering, Commercial Management, or Construction Management is required.
- A master’s degree or MRICS qualification is advantageous.
