The role

Build and lead GuestReady in Abu Dhabi, owning the city end to end: property growth, daily operations, owner and guest satisfaction, and city results.

Report to the Director of Business Operations, UAE, and work with the Dubai team and central Revenue Management, Guest Experience, Finance, and Owner Success teams.

Hands-on leadership role to establish the operation in a new city.

Responsibilities

  • Own city P&L and targets for portfolio growth, occupancy, revenue, owner retention, and guest reviews.
  • Grow the property portfolio by working with owners, developers, and local partners to onboard homes.
  • Act as senior contact for key owners and keep them informed and confident.
  • Set up and run cleaning, maintenance, check-in, and quality operations with in-house teams and local suppliers.
  • Ensure properties have holiday-home permits and meet Abu Dhabi regulations, coordinating with authorities and internal teams.
  • Hire, lead, and develop the local team, setting clear goals and building team culture.
  • Work with Guest Experience to deliver high-quality stays and respond quickly to guest feedback.
  • Track and report city KPIs, identify issues early, and drive operational improvements.

What we're looking for

  • 5–8 years in hospitality, short-term rentals, property management, or real estate, including at least 2–3 years leading a team.
  • Experience owning results for a city, region, property, or business unit.
  • Strong operations experience setting up and running field operations and suppliers.
  • Commercially minded and comfortable with P&L and numbers.
  • Confident building relationships with owners, developers, and partners.
  • Hands-on, organized, and able to work independently in a growing market.
  • Fluent written and spoken English.

Nice to have

  • Abu Dhabi market experience and DCT holiday-home licensing experience.
  • Experience launching or scaling a business in a new city.
  • Arabic.
  • Experience with property management systems or CRM tools.
