Senior Quantity Surveyor

Key Responsibilities

• Lead all quantity surveying and commercial management activities from pre-construction through project completion.
• Develop and manage project budgets, cost plans, cash flow forecasts, and cost reporting.
• Prepare detailed cost estimates, feasibility studies, and value engineering recommendations.
• Review and evaluate contractor, subcontractor, and consultant tenders and negotiate commercial terms.
• Administer contracts and ensure compliance with contractual obligations and project requirements.
• Review, assess, and certify interim payment applications, variations, claims, and final accounts.
• Monitor project costs against approved budgets and identify potential financial risks and mitigation measures.
• Prepare regular commercial reports and present findings to senior management.
• Support procurement strategies and oversee the preparation of tender and contract documentation.
• Liaise with project managers, consultants, contractors, and internal stakeholders on all commercial matters.
• Ensure adherence to company policies, industry best practices, and applicable regulations.
• Lead the resolution of contractual disputes and commercial issues when required.
• Mentor and provide guidance to junior quantity surveyors and commercial team members.

Requirements

• Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• Minimum 15 years of quantity surveying experience, with significant experience in the UAE or GCC construction market.
• Previous experience working on high-end residential, villa communities, mixed-use, hospitality, or large-scale real estate developments.
• Strong expertise in cost planning, budgeting, procurement, contract administration, and final account settlement.
• In-depth knowledge of FIDIC contracts and construction commercial practices.
• Proven ability to manage multiple projects simultaneously and deliver accurate commercial reporting.
• Strong negotiation, analytical, and problem-solving skills.
• Advanced proficiency in Microsoft Excel and cost management software.
• Excellent communication and stakeholder management skills.

Preferred Qualifications

• Professional membership with Royal Institution of Chartered Surveyors (RICS) or equivalent professional body.
• Experience working directly for a real estate developer.
• Familiarity with luxury residential and master community developments in the UAE.
