Project Manager-Fitout

Role overview

Project planning and execution

• Lead end-to-end delivery against approved programmes, budgets, and quality standards; develop execution plans, schedules, resource plans, and delivery strategies.
• Manage mobilisation, site establishment, construction, finishing works, and final handover.
• Monitor milestones, address delays, and ensure work follows approved drawings, specifications, and contractual obligations.

Site and construction management

• Oversee daily site operations and coordinate site teams, subcontractors, suppliers, and specialist contractors.
• Coordinate civil, architectural, MEP, joinery, and specialist finishing works and construction sequencing.
• Conduct site inspections and progress meetings; resolve technical and operational challenges with design, engineering, and construction teams.

Design and technical coordination

• Maintain approved design intent in coordination with Design and Technical teams.
• Review construction drawings, shop drawings, material submittals, and technical documents; coordinate design changes, clarifications, and site instructions.
• Manage integration of architectural, interior, MEP, joinery, and specialist packages, plus material approvals, mock-ups, samples, and quality benchmarks.

Commercial, quality, and safety

• Manage budgets, cost plans, expenditure, variations, additional work, procurement commitments, and potential cost overruns with commercial and quantity surveying teams.
• Maintain workmanship and finishing standards and comply with specifications, quality procedures, UAE regulations, and HSE requirements.
• Implement inspections, snagging, defect rectification, and subcontractor corrective actions; ensure readiness for client inspections and handover.

Client and project close-out

• Serve as primary point of contact for clients, consultants, and project stakeholders; lead progress meetings and report on programme, budget, quality, and risks.
• Manage client expectations and resolve project concerns; coordinate inspections, testing, commissioning, practical completion, and handover.
• Oversee close-out documentation and post-handover requirements.

Candidate requirements

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
• At least 8–12 years of fit-out or construction project management experience.
• Proven delivery of high-end residential, luxury villa, or bespoke interior fit-out projects.
• Strong understanding of luxury finishes, joinery, MEP coordination, and interior construction methods; experience from pre-construction through handover.
• Strong commercial awareness in budget management, cost control, and variations; excellent knowledge of construction drawings, specifications, and programmes.
• Experience managing subcontractors, consultants, suppliers, and multidisciplinary site teams.
• Familiarity with UAE construction regulations, authority approvals, and HSE standards; strong leadership, communication, organisational, and problem-solving skills.

• The work includes daily site operations and construction activity for projects across Dubai.
