The Project Manager partners with the Site Superintendent, who owns field execution, labour productivity, workforce deployment, site safety, quality, and schedule execution.

Success is measured by project profitability, forecast accuracy, change-order recovery, risk management, cash flow, client satisfaction, and delivery.

  • Support collections and accounts receivable; identify, price, negotiate, and recover change orders; support executive reporting.
  • Manage budgets, cost controls, financial reports, dashboards, monthly forecasts, WIP reviews, risk registers, and forecast assumptions.
  • Explain productivity variances, margin movement, and cost overruns.

Planning, delivery, and contracts

  • Develop execution plans, participate in resource planning, coordinate procurement, and develop and monitor schedules and milestones.
  • Lead project startup and handover to field operations; conduct site visits and support commissioning, turnover, and warranty activities.
  • Provide monthly project performance updates.
  • Review contracts, drawings, specifications, and project requirements; administer obligations and ensure contractual compliance.
  • Manage risks and opportunities; oversee RFIs, submittals, change orders, notices, and claims; protect commercial interests and resolve disputes.

Leadership, relationships, and safety

  • Provide daily direction to Project Coordinators, set priorities and workloads, and support their development and future Project Managers.
  • Collaborate with Superintendents and site leaders; foster teamwork, accountability, and ownership.
  • Lead project meetings, build stakeholder trust, resolve issues, and identify future business opportunities.
  • Demonstrate safety leadership, incorporate safety into planning, partner with site leaders on safe jobsites, and participate in investigations and corrective actions.

Qualifications

  • Experience managing residential, commercial, institutional, and mixed-use projects; strong understanding of financial project management.
  • A degree or diploma in Construction Management, Engineering, Business Administration, or a related discipline is preferred.
  • PMP and P.Eng. designations are considered assets.
  • Strong knowledge of mechanical construction systems, including plumbing and HVAC.

Technical and interpersonal skills

  • Proficiency in project controls, contract administration, cost control, and forecasting.
  • Ability to develop efficient procurement strategies and identify and implement risk-management strategies.
  • Ability to coordinate quality management between field and office teams.
  • Strong organizational, problem-solving, and decision-making skills; ability to manage competing priorities.
  • Ability to mentor teams and build positive relationships with clients, consultants, contractors, and suppliers.
  • Ability to promote safe work practices, proactive risk management, and a positive safety culture.

Benefits

  • Benefits include competitive compensation packages, extended health benefits, RRSP matching, team events, training, development, mentorship, career advancement opportunities, and work-life balance.
  • Only residents in the Lower Mainland of British Columbia will be considered.
