Finance Manager- Real Estate Developer

Position Overview

1. Financial Leadership & Governance

• Lead and oversee the organisation’s finance and accounting operations across all business entities.
• Develop and implement financial governance frameworks, policies, and internal controls.
• Ensure all financial operations comply with UAE Federal Laws, IFRS standards, and company policies.
• Provide strategic financial guidance to the CEO, Board of Directors, and senior management.
• Maintain financial transparency, accountability, and operational efficiency across the organisation.

2. Financial Reporting & Regulatory Compliance

• Oversee the preparation and submission of monthly, quarterly, and annual financial statements.
• Ensure compliance with International Financial Reporting Standards (IFRS) and UAE statutory reporting requirements.

• Ensure proper maintenance of accounting records, statutory documentation, and audit trails.
• Liaise with auditors, banks, legal advisors, tax consultants, and government authorities.

3. UAE VAT & Corporate Tax Compliance

• Lead full compliance with UAE VAT and Corporate Tax regulations.
• Ensure timely filing of VAT returns, Corporate Tax returns, and regulatory declarations.
• Review VAT treatment on property transactions, leasing activities, commercial contracts, and operational expenses.
• Monitor implementation and compliance with Federal Decree-Law No. 47 of 2022 on the Taxation of Corporations and Businesses.
• Coordinate with the Federal Tax Authority (FTA) regarding audits, clarifications, tax assessments, and compliance reviews.
• Ensure transfer pricing documentation and tax governance procedures are maintained as per UAE regulations.
• Advise management regarding tax exposure, compliance risks, and regulatory updates impacting business operations.

4. Audit, Risk Management & Internal Controls

• Lead internal and external audit functions for the organization.
• Establish and strengthen internal financial controls and risk management frameworks.
• Ensure compliance with UAE audit requirements, financial governance standards, and regulatory obligations.
• Monitor financial risks, fraud prevention measures, and compliance breaches.
• Implement corrective actions based on audit findings and compliance reviews.
• Maintain proper segregation of duties, approval authorities, and financial monitoring procedures.

5. Treasury, Banking & Financial Monitoring

• Oversee treasury management, banking relationships, and corporate finance activities.
• Monitor company liquidity, cash flow positioning, and banking facilities.
• Review and approve major financial transactions, payment structures, and banking arrangements.
• Ensure financial monitoring systems are aligned with regulatory compliance requirements.
• Coordinate with financial institutions regarding funding, guarantees, and facility management.

6. Strategic Financial Management

• Support executive management with strategic financial analysis and business recommendations.
• Evaluate organizational financial performance and operational efficiency.
• Conduct financial risk assessments and recommend mitigation strategies.
• Support mergers, acquisitions, restructuring, investment evaluations, and expansion initiatives.
• Provide financial insights for long-term business sustainability and regulatory compliance.

7. ERP, Systems & Process Governance

• Oversee ERP and financial systems implementation, optimization, and compliance controls.
• Ensure financial systems maintain accuracy, security, and audit-ready reporting capabilities.
• Drive process automation and digital transformation initiatives within the finance function.
• Monitor integration between finance, procurement, operations, and compliance systems.

8. Team Leadership & Stakeholder Management

• Lead, mentor, and manage the finance and accounting team.
• Develop a high-performance finance culture with strong compliance and governance focus.
• Coordinate with auditors, banks, legal advisors, investors, and government authorities.
• Present financial and compliance reports to executive management and board members.
• Build and maintain strong relationships with external stakeholders and regulatory bodies.

& Qualifications

• Bachelor’s Degree in Finance, Accounting, Commerce, or related field.
• CPA, CA, CMA, ACCA, or equivalent professional qualification is mandatory.
• Minimum 15–20 years of finance and accounting experience, with at least 8–10 years in senior finance leadership roles.
• Strong UAE experience within real estate, property development, investment, or diversified business groups.
• Deep knowledge of:

• ESR & UBO Compliance Requirements

• UAE Financial Governance and Audit Practices
• Strong expertise in regulatory compliance, audit management, financial controls, and corporate governance.
• Experience dealing directly with FTA, auditors, banks, and UAE regulatory authorities.
• Proficiency in ERP systems such as SAP, Oracle, Microsoft Dynamics, or equivalent platforms.
• Excellent leadership, analytical, strategic planning, and stakeholder management skills.

Preferred Profile

• Experience working with large real estate developers or corporate groups in the UAE.
• Exposure to multi-entity financial management and complex corporate structures.
• Strong regulatory and compliance management background.
