The Facilities & Asset Manager is responsible for the strategic management, maintenance, performance, and lifecycle optimization of company assets and facilities.
The role oversees preventative and corrective maintenance programs, capital projects, asset performance monitoring, contractor management, regulatory compliance, and budget control to ensure operational excellence, business continuity, and cost efficiency across multiple locations.
Facilities Management
- Manage day-to-day facilities operations across multiple sites, ensuring uninterrupted business operations.
- Develop and implement preventative and predictive maintenance programs for all building assets and equipment.
- Oversee MEP systems, HVAC, refrigeration, ventilation, plumbing, civil works, and building infrastructure.
- Ensure facilities are maintained in accordance with company standards, safety regulations, and operational requirements.
- Lead emergency response activities and coordinate rapid resolution of critical equipment failures.
Asset Management
- Develop and maintain a comprehensive asset register for all facilities and equipment.
- Monitor asset performance, utilization, condition, and lifecycle costs.
- Conduct periodic asset condition assessments and recommend replacement, refurbishment, or upgrade strategies.
- Implement asset management best practices to maximize asset reliability, efficiency, and lifespan.
- Drive asset optimization initiatives that improve operational performance and reduce maintenance costs.
Projects & Capital Works
- Lead facility renovations, refurbishments, fit-outs, and expansion projects from planning through handover.
- Manage project budgets, timelines, contractors, consultants, and stakeholders.
- Ensure projects are delivered in compliance with quality, safety, and operational standards.
- Support business growth initiatives through effective facility planning and project execution.
Financial & Budget Management
- Prepare and manage annual CAPEX and OPEX budgets.
- Monitor expenditure against approved budgets and identify cost-saving opportunities.
- Develop business cases and ROI analysis for asset replacement and capital investment projects.
- Drive sustainability and energy-efficiency initiatives to reduce operating costs.
Vendor & Contract Management
- Manage service contracts, maintenance agreements, and supplier relationships.
- Establish and monitor KPIs and SLAs to ensure vendor performance and service quality.
- Conduct tendering, contract evaluation, negotiation, and renewal processes.
- Ensure contractors comply with safety, quality, and regulatory requirements.
Compliance, Risk & Governance
- Ensure compliance with local authority regulations, health and safety standards, fire and life safety requirements, and environmental regulations.
- Lead facility audits and inspections and ensure corrective actions are implemented.
- Maintain documentation related to permits, certifications, maintenance records, and asset management activities.
- Identify operational risks and implement mitigation strategies.
Leadership & Stakeholder Management
- Lead and develop facilities and maintenance teams.
- Provide technical guidance and mentorship to operational staff.
- Collaborate with internal stakeholders to support business objectives and operational requirements.
- Promote a culture of safety, accountability, and continuous improvement.
Experience
- Minimum 10+ years of facilities management experience.
- Proven experience managing multi-site operations, retail, commercial, or mixed-use facilities.
- Demonstrated expertise in asset management, maintenance planning, project delivery, and contractor management.
- Experience managing CAPEX and OPEX budgets.
