Expansion & Project Delivery Manager

Role overview

Expansion and site development

• Identify, evaluate, and secure restaurant sites aligned with expansion strategy; maintain a qualified pipeline for planned openings.
• Assess site feasibility, including capital expenditure, sales projections, operating costs, break-even analysis, and return on investment.
• Prepare business cases and secure internal approvals before lease commitments; negotiate terms with landlords, developers, and stakeholders.

Project delivery and openings

• Lead restaurant development from initiation to opening within approved timelines, budgets, and quality standards.
• Manage schedules, milestones, contractors, consultants, suppliers, project risks, and recovery plans.
• Ensure procurement follows company policy and competitive quotation requirements; coordinate handover, defect closure, commissioning, and final acceptance.
• Coordinate opening readiness across Operations, HR, Procurement, Marketing, Finance, IT/POS, and Supply Chain.
• Complete opening checklists, licenses, approvals, and operational requirements; conduct readiness reviews and report opening status.

Facilities and reporting

• Oversee preventive and corrective maintenance across branches, including schedules, contractors, and service-level agreements.
• Resolve critical maintenance incidents and reduce recurring equipment and facility breakdowns through root cause analysis.
• Manage maintenance budgets and repair spending; maintain service records, warranties, work orders, and compliance documentation.
• Produce weekly project dashboards and monthly maintenance reports; track project costs, timelines, performance, and maintenance KPIs.
• Present project updates and expansion recommendations to senior leadership.

Qualifications and experience

• Bachelor's degree in Engineering, Project Management, Construction Management, Architecture, Operations Management, Business Administration, or a related field.
• Five to eight years in project delivery, expansion, construction, fit-out, or facilities management.
• Restaurant, hospitality, retail, or multi-site F&B experience is strongly preferred.
• Track record delivering multiple outlet openings simultaneously and managing contractors, consultants, and maintenance providers.
• Strong understanding of commercial negotiations, leasing, and project budgeting.

Technical skills and competencies

• Project planning and scheduling; budget control and financial analysis; facilities and maintenance management.
• Contract administration, procurement, risk management, reporting, Microsoft Excel, Microsoft Project, and reporting tools.
• Leadership, initiative, project execution, commercial awareness, negotiation, contractor and vendor management, problem solving, and decision-making.
• Communication, stakeholder management, accountability, professionalism, continuous improvement, trust, credibility, and teamwork.

Work location

• Work location is in person; the role covers restaurant branches and projects in Qatar.
