**Position:** Owners Association (OA) Manager – Mid Level

Role Overview
Tomorrow World is seeking a proactive and detail-orientated **Owners Association (OA) Manager** to manage and oversee the day-to-day operations of assigned Owners Associations.
The role requires strong regulatory knowledge, financial acumen, and stakeholder management experience within Dubai’s real estate and community management landscape.
Owners Association Managemen**t
- Manage daily operations of assigned Owners Associations in full compliance with **RERA and Dubai Land Department (DLD)** regulations.
- Serve as the primary liaison between the **OA Board, unit owners, service providers, and internal management teams**.
- Ensure strict adherence to the **OA constitution, by-laws, community rules, and Mollak guidelines**.
Financial & Budget Control
- Prepare, manage, and monitor **annual service charge budgets**, forecasts, and variance reports.
- Coordinate with Finance teams on **service charge collections, arrears management, and ageing analysis**.
- Review expenditures, control operational costs, and ensure spending remains within approved OA budgets.
- Support **audits, financial statements**, and timely submission of financial data through the **Mollak system**.
Board & Owner Coordination
- Organise, attend, and support **OA Board Meetings and General Assemblies**.
- Prepare agendas, **Minutes of Meetings (MoM), and** resolutions, and ensure follow-up on agreed action points.
- Communicate clearly and professionally with unit owners regarding **notices, circulars, service charges, and community updates**.
Vendor & Facilities Oversight
- Coordinate with **Facilities Management (FM) teams and third-party vendors** to ensure service excellence.
- Review and manage contracts and service agreements for **FM, security, cleaning, landscaping, and maintenance providers**.
- Monitor **KPIs and SLAs** and implement corrective actions where service delivery falls short.
C**ompliance & Documentation
- Ensure ongoing statutory compliance with **RERA, DLD**, and relevant regulatory authorities.
- Maintain accurate and up-to-date records of **OA documentation, contracts, insurance policies, approvals, and correspondence**.
- Coordinate timely renewals of **insurance policies, FM contracts, and statutory agreements**.
Community & Stakeholder Management
- Handle owner queries, complaints, and escalations professionally and within agreed timelines.
- Support dispute resolution between **owners, tenants, and service providers**.
- Promote community standards, enforce rules, and contribute to a positive and well-managed living environment.
Reporting & Mis
- Prepare **monthly and quarterly management reports** covering operations, financial performance, and compliance status.
- Track risks, issues, and action plans, escalating matters to senior management when required.
Skills & Competencies
- Strong working knowledge of **Dubai OA regulations, RERA requirements, Mollak system, and service charge processes**.
- Sound **financial acumen** with hands-on experience in budgeting and cost control.
- Excellent communication, coordination, and **stakeholder management skills**.
- Strong problem-solving ability with attention to detail and follow-through.
- Proficiency in **MS Office** and property/community management systems.
Qualifications & Experience
- Bachelor’s Degree (mandatory).
- **4–5 years of UAE experience** in Owners Association or Community Management.
- Proven experience working with **OA Boards, service charge budgets, and FM coordination**.
- **RERA certification or OA-related professional training** is an added advantage.

Pay: From AED20,000.00 per month
