Commerical Manager

Overview

Key Responsibilities

• As Commercial Manager, you will be responsible for overseeing all commercial aspects of projects, including:
• Managing the commercial performance of multiple fit-out projects from award through to final account
• Leading contract administration activities, including risk management and contractual compliance
• Preparing, reviewing, and negotiating subcontract agreements and supplier contracts
• Managing project budgets, cost reporting, forecasting, and cash flow
• Overseeing procurement strategies to ensure value, quality, and programme requirements are achieved
• Monitoring project costs and identifying opportunities to improve profitability
• Managing variations, claims, extensions of time, and commercial correspondence
• Leading monthly valuations, payment applications, and final account negotiations
• Working closely with project delivery teams to ensure commercial objectives are met
• Providing commercial guidance and support to senior management and project teams
• Building and maintaining strong relationships with clients, consultants, subcontractors, and suppliers

• Commercial fit-out projects
• Value-engineered interior solutions
• Office fit-outs and workplace environments

Experience

Candidate Requirements

• To be considered for this role, candidates should have:
• Proven experience as a Commercial Manager, Senior Quantity Surveyor, or similar commercial leadership role within the fit-out sector
• Strong understanding of commercial and office fit-out projects
• Extensive experience managing project budgets, cost control, and commercial reporting
• Solid knowledge of contract administration, procurement, and subcontract management
• Experience managing variations, claims, and final accounts
• Strong negotiation and stakeholder management skills
• Ability to interpret technical drawings, specifications, and contract documents
• Excellent communication and leadership capabilities
• A proactive, commercially focused approach with strong attention to detail
• UAE experience is preferred, but not essential for the right candidate with relevant fit-out experience.
