Overview

Aseel Holding is seeking an experienced and commercially driven Commercial Manager to lead the commercial performance, growth, and strategic direction of our real estate portfolio.

This role will oversee Leasing & Sales, Asset Management, and Commercial Business Development activities to maximize occupancy, revenue, profitability, and long-term asset value.

The successful candidate will drive portfolio-wide commercial strategies, project commercialization, revenue growth initiatives, and business expansion opportunities across the Kingdom.

Reporting directly to the Managing Director, this is a senior leadership position with significant influence on the company's growth and investment strategy.

Commercial Leadership & Strategy

  • Develop and implement commercial strategies aligned with corporate objectives.
  • Establish annual and long-term commercial objectives, budgets, and performance targets.
  • Drive portfolio occupancy, revenue growth, profitability, and asset value enhancement.
  • Lead Leasing & Sales, Asset Management, and commercial business development activities.

Portfolio Strategy & Asset Direction

  • Define the commercial positioning and strategy for each asset within the portfolio.
  • Determine target occupancy, revenue, tenant mix, and return objectives.
  • Approve asset repositioning, redevelopment, and value-enhancement initiatives.
  • Guide decisions related to acquisitions, disposals, and portfolio optimization.

Leasing, Sales & Occupancy Growth

  • Oversee portfolio-wide leasing strategy and occupancy performance.
  • Improve lead generation, lead conversion, and tenant retention.
  • Lead negotiations with anchor tenants and strategic occupiers.
  • Develop innovative solutions for underperforming or vacant assets.
  • Lead sales strategies for residential, commercial, mixed-use, and investment projects.

Business Development & Strategic Partnerships

  • Identify new business opportunities, strategic partnerships, and revenue streams.
  • Build relationships with investors, developers, operators, brokers, and institutional partners.
  • Evaluate investment opportunities and expansion initiatives.
  • Represent the company in major commercial negotiations and industry events.

Portfolio Performance & Financial Management

  • Own portfolio-wide revenue, occupancy, profitability, and asset value growth targets.
  • Monitor commercial and financial performance across all assets.
  • Establish KPIs across Leasing, Sales, Asset Management, and Business Development functions.
  • Present strategic recommendations and performance reports to executive management.

Qualifications & Experience

  • Bachelor's Degree in Real Estate, Business Administration, Finance, Marketing, or a related field.
  • Master's Degree preferred.
  • Minimum 12 years of experience in real estate leasing, sales, commercial management, asset management, investment, or related fields.
  • Minimum 5 years in a senior leadership position.
  • Strong knowledge of the Saudi Arabian real estate market, particularly Riyadh.
  • Proven experience managing large-scale real estate portfolios.
  • Strong commercial acumen, financial analysis, and strategic planning capabilities.
  • Excellent leadership, negotiation, stakeholder management, and business development skills.
