Job Qualifications
- Diploma or Technical Certificate in Mechanical, Electrical, HVAC, or Building Services Engineering.
- Minimum 2-3 years of relevant experience in BMS operations and HVAC systems, preferably in a 5-star hotel or luxury hospitality environment.
- Strong technical knowledge of HVAC systems including air-cooled and water-cooled chillers, chilled water pumps, VRF/VRV, AHUs, FAHUs, FCUs, ventilation, and BMS controls.
- Practical knowledge of Daikin chillers and associated HVAC controls is preferred.
- Ability to read and interpret HVAC technical drawings, chilled water schematics, and basic control diagrams.
- Basic knowledge of electrical troubleshooting, temperature sensors, control valves, actuators, dampers, and VFDs.
- Good communication, coordination, and teamwork skills.
- Ability to work rotating shifts, including nights, weekends, and public holidays.
Operational Responsibilities
- Monitor and operate the BMS for efficient and reliable operation of HVAC equipment and associated systems.
- Monitor BMS alarms, trend logs, operating schedules, setpoints, and equipment status to identify abnormalities.
- Oversee operation of chillers, chilled water pumps, AHUs, FAHUs, FCUs, exhaust fans, and ventilation systems.
- Monitor Daikin chiller operations including temperatures, differential pressure, flow readings, and system performance.
- Monitor VRF/VRV systems including indoor and outdoor units, operating modes, temperature controls, and error codes.
- Identify abnormal readings, investigate cooling complaints, and coordinate troubleshooting with Engineering technicians.
- Adjust operating schedules and temperature setpoints as authorized for efficiency and energy conservation.
- Coordinate preventive maintenance with the Engineering team to minimize downtime.
- Maintain daily operating logs, alarm reports, equipment status records, and shift handover reports.
- Report equipment failures and unresolved technical issues to the Engineering Supervisor or Chief Engineer.
Guest Service and Financial Duties
Ensure HVAC systems maintain comfortable temperatures throughout guest rooms, villas, restaurants, and public areas.
Respond promptly to Engineering work requests and guest comfort concerns related to air-conditioning and ventilation.
Support energy conservation initiatives through monitoring and optimization of HVAC schedules and setpoints.
Assist in identifying opportunities to improve HVAC efficiency and reduce operating costs.
Support preventive maintenance to minimize breakdowns, repair costs, and equipment replacement.
Personnel and Administration
Maintain effective communication and cooperation with Engineering colleagues and other hotel departments.
Ensure accurate and complete shift handovers including outstanding alarms, faults, and pending work requests.
Participate in departmental training and technical development activities.
Comply with hotel grooming, attendance, punctuality, and professional conduct standards.
Maintain accurate BMS operating records, equipment performance logs, alarm histories, and daily shift reports.
Document abnormal readings, equipment faults, and corrective actions taken.
Assist in maintaining and updating HVAC operating schedules, setpoint records, and monitoring documentation.
Other Duties
Attend and participate in departmental meetings, briefings, and training sessions as required.
Follow all applicable safety procedures when monitoring or operating HVAC systems.
Read and comply with the hotel's Employee Handbook, rules, policies, and procedures.
Maintain high standards of personal presentation, grooming, and professional behavior.
Demonstrate flexibility and willingness to assist with other Engineering activities when required.
Adapt to operational changes and new technologies introduced within the Engineering Department.
