Overview
- The primary duties and responsibilities of this role are:
- Supervise and support building technicians in performing civil, structural, mechanical, and basic electrical maintenance tasks.
- Conduct inspections and audits of building infrastructure including plumbing fixtures, doors, windows, tiles, ceilings, lighting systems, and HVAC support components.
- Develop and manage PPM schedules for all building-related assets and systems.
- Maintain accurate records of maintenance activities, service reports, and compliance documentation.
- Ensure all tasks are logged in the CMMS (Maximo or equivalent) and updated regularly.
- Lead and manage a team of building technicians, assigning tasks and monitoring performance.
- Prepare and manage technician rosters to ensure full coverage across all shifts, including weekends and holidays.
- Conduct regular training sessions and toolbox talks to enhance technical skills and safety awareness.
- Liaise with Housekeeping, Front Office, HVAC, Electrical, ELV, and Horticulture teams to ensure seamless upkeep of the facility.
- Coordinate with contractors and vendors for outsourced services such as fa ade cleaning, waterproofing, pest control, and rigging inspections.
- Support cross-functional initiatives and respond to operational priorities as directed by the Manager Engineering & Facilities.
- Ensure all maintenance activities comply with UAE building codes, safety regulations, and internal SOPs.
- Participate in safety audits, inspections, and emergency response planning.
- Respond promptly and professionally to maintenance requests, complaints, and emergency breakdowns, ensuring timely resolution and minimal disruption to residents.
