Overview
- Oversee and manage all accounting operations related to real estate development, leasing, property management, and facilities management activities
- Ensure accurate and timely preparation of monthly, quarterly, and annual financial statements in accordance with IFRS and company policies
- Lead month-end, quarter-end, and year-end closing processes for multiple entities and projects
- Supervise core accounting functions including Accounts Payable (AP), Accounts Receivable (AR), General Ledger (GL), Payroll, Treasury, and Fixed Assets
- Prepare consolidated financial and management reports for senior leadership and board review
Real Estate & Project Accounting
- Manage project costing, budgeting, revenue recognition, work-in-progress (WIP), and profitability analysis for real estate projects
- Oversee accounting for leasing operations, tenant reconciliations, service charges, escrow accounts, and property portfolios
- Conduct financial feasibility studies, investment analysis, and financial modeling for new developments and acquisitions
- Monitor project cash flow, funding requirements, and banking relationships to ensure optimal liquidity management
Compliance & Internal Controls
- Ensure full compliance with UAE VAT regulations, RERA requirements, IFRS standards, and all applicable financial regulations
- Develop, implement, and enhance accounting policies, procedures, and internal control systems to safeguard company assets and improve operational efficiency
- Coordinate with external auditors, consultants, banks, and regulatory authorities to ensure timely completion of audits and statutory filings
- Maintain accurate financial documentation and ensure proper record retention for all transactions and projects
Business Support & Strategic Planning
- Support senior management with budgeting, forecasting, variance analysis, and strategic financial recommendations
- Collaborate closely with real estate, facilities management, operations, procurement, and sales teams to align financial reporting with operational objectives
- Identify opportunities for process improvement, automation, and digital transformation within accounting and reporting systems
- Drive cost optimization initiatives while maintaining strong financial governance and operational excellence
Leadership & Team Management
- Lead, mentor, and develop the accounting team to ensure high performance, accountability, and continuous professional growth
- Foster a collaborative, performance-driven, and compliance-focused work environment
Requirements
- Bachelor’s degree in Accounting, Finance, or a related field
- Professional certification such as CPA, CMA, or ACCA is highly preferred
- Minimum 10 years of progressive accounting experience, including at least 5 years in a managerial role within the UAE real estate sector
- Strong expertise in real estate accounting, project costing, leasing accounting, and revenue recognition
- In-depth knowledge of IFRS, UAE VAT regulations, and RERA compliance requirements
- Proven experience in financial reporting, audits, budgeting, forecasting, and cash flow management
- Hands-on experience with ERP/accounting systems such as SAP, Oracle, Yardi, or similar platforms
- Advanced Microsoft Excel and financial analysis skills
- Excellent leadership, communication, analytical, and organizational abilities
- High level of professionalism, integrity, accuracy, and attention to detail
- Fluency in English is mandatory; Arabic is an added advantage
