Accounting Manager – Real Estate & Facilities Management Division

About This Role

• Oversee and manage all accounting operations related to real estate development, leasing, property management, and facilities management activities
• Ensure accurate and timely preparation of monthly, quarterly, and annual financial statements in accordance with IFRS and company policies
• Lead month-end, quarter-end, and year-end closing processes for multiple entities and projects
• Supervise core accounting functions including Accounts Payable (AP), Accounts Receivable (AR), General Ledger (GL), Payroll, Treasury, and Fixed Assets
• Prepare consolidated financial and management reports for senior leadership and board review

Real Estate & Project Accounting

• Manage project costing, budgeting, revenue recognition, work-in-progress (WIP), and profitability analysis for real estate projects
• Oversee accounting for leasing operations, tenant reconciliations, service charges, escrow accounts, and property portfolios
• Conduct financial feasibility studies, investment analysis, and financial modeling for new developments and acquisitions
• Monitor project cash flow, funding requirements, and banking relationships to ensure optimal liquidity management

Compliance & Internal Controls

• Ensure full compliance with UAE VAT regulations, RERA requirements, IFRS standards, and all applicable financial regulations
• Develop, implement, and enhance accounting policies, procedures, and internal control systems to safeguard company assets and improve operational efficiency
• Coordinate with external auditors, consultants, banks, and regulatory authorities to ensure timely completion of audits and statutory filings
• Maintain accurate financial documentation and ensure proper record retention for all transactions and projects

Business Support & Strategic Planning

• Support senior management with budgeting, forecasting, variance analysis, and strategic financial recommendations
• Collaborate closely with real estate, facilities management, operations, procurement, and sales teams to align financial reporting with operational objectives
• Identify opportunities for process improvement, automation, and digital transformation within accounting and reporting systems
• Drive cost optimization initiatives while maintaining strong financial governance and operational excellence

Leadership & Team Management

• Lead, mentor, and develop the accounting team to ensure high performance, accountability, and continuous professional growth
• Foster a collaborative, performance-driven, and compliance-focused work environment

Requirements

• Bachelor’s degree in Accounting, Finance, or a related field
• Professional certification such as CPA, CMA, or ACCA is highly preferred
• Minimum 10 years of progressive accounting experience, including at least 5 years in a managerial role within the UAE real estate sector
• Strong expertise in real estate accounting, project costing, leasing accounting, and revenue recognition
• In-depth knowledge of IFRS, UAE VAT regulations, and RERA compliance requirements
• Proven experience in financial reporting, audits, budgeting, forecasting, and cash flow management
• Hands-on experience with ERP/accounting systems such as SAP, Oracle, Yardi, or similar platforms
• Advanced Microsoft Excel and financial analysis skills
• Excellent leadership, communication, analytical, and organizational abilities
• High level of professionalism, integrity, accuracy, and attention to detail
• Fluency in English is mandatory; Arabic is an added advantage
