About This Role

Accounting Manager Real Estate Development Experience (Mandatory) About the Job The Accounting Manager oversees day-to-day accounting operation, financial controls, treasury support, reconciliations, and regulatory for multiple entities within the group. The role ensures accurate books and records, with a proper client SOA managing and project cost control and report. The role ensures accurate and timely month end closing.

Responsibilities

  • Manage Noqoodi wallets transactions, top up and reconciliation.
  • Manage, review and reconcile corporate accounts for DLD, admin fees and other payments or collections.
  • Manage, review and reconcile all entities Escrow Accounts.
  • Review and submit monthly receivable aging reports.
  • Review and confirm the Client’s billing compared with SPA.
  • Update / prepare Projects Master Sheets for tracking the Clients Payments, and outstanding payments.
  • SOA review prepared by the team to ensure the accuracy of the billing and the dates that are mentioned.
  • Coordinate with the sales team for any collection or billing dispute.
  • Coordinate with the sales team for SOA clients and upcoming payments.
  • Identify the allocation of the cost to be under COGS direct cost or a WIP.
  • To prepare and review revenue and cost for monthly recognition.
  • Track the WIP Balances to ensure the books accuracy between the Projects
  • Review and approve accounting transactions.
  • Review and initiate payment from other departments based on PO, agreement or approved invoice.
  • Review and validate contractors / Sub-contractors’ payment.
  • Check the A/P balances, ensure that all the tax invoices have been received.
  • Prepare a list for all the upcoming payments with a schedule of the payment timeline.
  • Review and post monthly management invoices.
  • Review the fixed assets and depreciation schedule and match it with PACT records.
  • Responsible for all the project payments from Escrow (Construction, Management, Supervision, Brokerage, Reimbursement Payments)
  • Responsible for Projects requests submission like Project Inspection, Project Caps Variation, Construction Caps Variation, adding new beneficiary and any other requests
  • Follow up with DLD and the Banks to get the transactions or the payments done.
  • Escrow & TAS Management open and maintain escrow accounts with account trustee banks.
  • Process contractor payments and reimbursements through escrow accounts.
  • Manage escrow account conversions for completed projects.
  • Monitor and track escrow balances, movements, and compliance reporting.
  • Regulatory & Project Approvals obtain approvals for project registration and activation in DLD/RERA.
  • Ensure full compliance with escrow and project regulatory requirements.
  • Prepare and submit all documentation required for project approvals.
  • Payment & Process Execution
  • Handle payments via Noqodi and DLD systems, ensuring accuracy and timely submission.
  • Coordinate RERA payment completions and approvals.
  • Process reimbursement payments for under-construction projects.
  • Support settlement processes and ensure correct financial posting.
  • Prepare the VAT filling for multiple entities
  • Prepare the VAT Refund for multiple entities
  • Contribute to supporting the external tax consultant in documentation and samples.
  • Review and confirm the monthly prepayments and provisions checklist by reviewing the TB.
  • Bank reconciliation report for all entities and banks.
  • Intercompany reconciliation.

Main Qualifications

  • Bachelor’s degree in accounting, Finance, Economics, or related discipline.
  • Real Estate Development Experience (Mandatory)
  • 5+ year of UAE Experience.
  • 10+ years of finance, accounting.
  • Strong experience in reconciliations, general ledger control, management reporting, and audit support
  • ERP experience such as PACT revenue, SAP, and Oracle is a real plus.
  • Bilingual, with advance level for both Arabic & English writing, listening & speaking.
