Accountant – Real Estate Sector

**Employment Type:** Full-Time \| On-site **Experience:** Minimum 4–6+ Years in UAE Real Estate Sector **Role Description:** Responsible for daily accounting operations within the real estate framework, including recording property transactions, managing rental/sales collections, and maintaining accurate financial records. Key tasks include managing the accounts receivable/payable cycle, bank reconciliations, and supporting the preparation of financial statements. Ensures all transactions align with UAE VAT laws and real estate financial regulations (RERA/DLD).

Qualifications

  • **Education:** Bachelor’s degree in Accounting, Finance, or related field..
  • **Industry Experience:** **Mandatory** experience in UAE Real Estate (Agency or Property Management).
  • **Technical Knowledge:** Proficient in General Ledger (GL), Accounts Payable (AP), and Accounts Receivable (AR).
  • **Regulatory Skills:** Strong knowledge of UAE VAT regulations, property billing, and commission structures.
  • **Operational Skills:** Experienced in handling post-dated cheques (PDCs), security deposits, and rental refunds.
  • **Accuracy:** High attention to detail, especially in data entry and bank reconciliations.
  • **Communication:** Excellent interpersonal skills to coordinate with tenants, landlords, and vendors.

Responsibilities

  • **Daily Transactions:** Record all daily financial entries including property sales, rental income, and utility payments.
  • **Cheque Management:** Manage the full cycle of received and issued cheques, including monitoring cleared, pending, and returned cheques.
  • **Reconciliations:** Perform regular bank and vendor statement reconciliations to ensure data integrity.
  • **VAT Compliance:** Assist in the preparation and filing of VAT returns in compliance with UAE tax laws.
  • **Receivables (AR):** Monitor and follow up on outstanding rental payments and service charges.
  • **Payables (AP):** Process vendor invoices, utility bills (DEWA/Empower), and agent commissions accurately and timely.
  • **Financial Reporting:** Assist in preparing monthly P&L, Balance Sheet, and cash flow reports.
  • **Documentation:** Maintain a systematic filing system for all contracts, invoices, and payment vouchers.
  • **Internal Controls:** Ensure all financial activities adhere to company policies and internal control standards.

Technical Skills

  • **Software:** Proficient in accounting software (e.g., Tally, QuickBooks, or Real Estate ERPs like Yardi/MRI).
  • **MS Office:** Advanced skills in MS Excel (specifically for managing cheque lists and financial tracking).
  • **Reporting:** Familiarity with basic financial analysis and reporting tools.
