Role overview

Tenant and lease management

• Manage tenant screening, onboarding, and move-in and move-out processes.
• Administer leases, renewals, amendments, and related documentation; enforce lease terms and tenancy obligations.
• Manage rent collection, arrears recovery, and security deposit collection, reconciliation, and refunds.
• Conduct rent reviews and develop vacancy initiatives to support occupancy and revenue.

Tenant relations and property operations

• Respond to tenant inquiries, service requests, and complaints; support satisfaction and retention.
• Conduct inspections and coordinate preventive and corrective maintenance, vendors, contractors, and utilities.
• Oversee handovers and takeovers, emergency response, and business continuity measures.

Financial management and reporting

• Assist with operating budgets and monitor income, expenses, and property financial performance.
• Maintain financial records and prepare periodic financial, operational, and management reports.
• Support cost control and identify operational efficiencies.

Compliance and risk

• Ensure compliance with applicable laws, regulations, company policies, and health, safety, environmental, and risk requirements.
• Coordinate insurance administration and claims support.
• Support legal case management, disputes, lease enforcement, and eviction proceedings with legal advisors.
• Maintain documentation and record retention practices.

Asset management and owner representation

• Monitor asset performance and recommend capital improvements based on operational needs and property condition.
• Provide owners and stakeholders with updates and strategic recommendations.
• Protect owner interests through property management, risk mitigation, and value preservation.

Requirements

• At least 5 years of property management experience in the UAE.
• Familiarity with EJARI, the DLD portal, and Dubai tenancy laws.
• Strong organizational and communication skills.
• Bachelor's degree or diploma in Real Estate, Business, or a related field.
• RERA certification is preferred.
