Role overview

Tenant and community management

• Resolve tenant complaints, coordinate move-ins and move-outs, issue notices, and maintain records and CRM updates.
• Manage community violations, maintenance access, deferral requests, and escalated renewal-rate negotiations.
• Conduct regular day and night community inspections; track snags and coordinate follow-up until closed.
• Identify community enhancements and additional asset revenue opportunities.
• Coordinate with leasing on unit readiness, pricing, renewals, and tenant retention.
• Inspect facilities and coordinate events, emergencies, and incident follow-up with authorities, third parties, and service providers.

Service delivery and operations

• Coordinate and evaluate facilities management teams and providers against SLAs and KPIs, and monitor service quality.
• Identify HSE risks and ensure they are addressed in a timely manner.
• Monitor interdepartmental performance and ensure OPEX budgets are used appropriately.
• Coordinate timely filing of rent dispute cases with the relevant team.
• Work with IT to improve the app, Yardi, and other systems for efficiency and customer satisfaction.

Reporting and people leadership

• Track changes in real estate laws and regulations, highlight operational risks, and prepare customer satisfaction improvement plans.
• Prepare performance reports and support internal and external audits.
• Set staff objectives, manage performance, develop and motivate team members, and encourage innovation.

Qualifications and experience

• Bachelor's degree in Business Administration or a similar field.
• At least 8 years in a similar role, including at least 4 years at senior managerial level.
• Knowledge of applicable UAE laws and RERA regulations.
• Middle East experience is preferred.

• Excellent written and spoken English communication skills; Arabic is preferred.
