Role overview

Strategy and tenant operations

• Support asset strategy and annual planning aligned with corporate objectives and financial priorities.
• Develop tenant engagement and oversee tenant operations, contractual compliance, and resolution of concerns.
• Optimize tenant mix and retail performance with leasing teams; oversee terminations and exit formalities.
• Present exceptional tenant matters to the Asset Management Committee and liaise with legal teams.
• Maintain compliance with safety regulations, fire systems, and Civil Defense requirements.

Financial and asset operations

• Oversee asset P&L, EBITDA targets, budgets, accounts receivable, cash flow, and tenant revenue collection.
• Coordinate with finance, leasing, and facilities teams on budget performance and cost optimization.
• Oversee maintenance, service levels, facilities, security, and other providers.
• Guide operating budgets and CAPEX/OPEX strategies for asset enhancement and sustainability.

Customer, marketing, and reporting

• Lead customer experience initiatives, surveys, and plans to improve customer engagement.
• Align marketing, promotions, events, and activations with retail strategy and revenue goals.
• Monitor footfall and visitor demographics and use trade, sales, market, and competitor analysis to inform decisions.
• Provide executive reporting on asset performance, financials, tenant aging, budgets, and operational efficiency.

People leadership

• Set staff objectives, manage performance, develop and motivate employees, and provide feedback and appraisals.
• Promote a culture of innovation, performance, motivation, and retention.

Qualifications and experience

• Bachelor’s degree in business administration, management, or a related field; a master’s degree is preferred.
• 12–14 years of experience in retail real estate management, mall operations, retail marketing, and customer experience, including at least 5 years in senior management.
• Middle East experience is preferred.
• Strong knowledge of regional retail trends, leasing strategies, and operational best practices.
