Quantity Surveyor – Joinery

• Estimation & Tendering

• Thoroughly review architectural drawings, specifications, and client requirements to understand project scope.
• Analyse tender documents, Bills of Quantities (BOQ), and design intent to identify all materials, finishes, and joinery components.
• Prepare accurate quantity take-offs and cost estimates for joinery, furniture, and fit-out works.
• Develop detailed BOQs, pricing schedules, and cost plans.
• Prepare professional tender submissions, commercial proposals, and cost reports for management review.
• Evaluate project risks, exclusions, assumptions, and commercial requirements during the tender stage.
• Support bid submissions by ensuring completeness, accuracy, and competitiveness.

• Procurement & Supplier Coordination

• Identify and coordinate with trusted suppliers and subcontractors for materials, finishes, and specialized joinery works.
• Request, compare, and evaluate supplier and subcontractor quotations to ensure competitive pricing without compromising quality.
• Negotiate pricing and commercial terms with vendors and subcontractors.
• Support procurement activities by providing accurate material quantities and cost information.
• Maintain strong relationships with suppliers and subcontractors to ensure timely and cost-effective procurement.

• Cost Control & Commercial Management

• Monitor project budgets and cost performance throughout the project lifecycle.
• Evaluate and prepare variation orders, claims, and change requests.
• Conduct cost analysis and recommend value engineering opportunities.
• Track committed costs and forecast project expenditures.
• Prepare monthly cost reports and commercial updates for management.
• Ensure project profitability through effective cost control measures.

• Quantity Surveying & Project Support

• Verify quantities from drawings and site measurements.
• Coordinate with design, production, procurement, and project teams regarding project requirements.
• Assist project managers with commercial and contractual matters.
• Review material consumption and identify opportunities for cost optimization.
• Support project close-out documentation and final account settlements.

• Data Management & Reporting

• Maintain an organized database of material costs, supplier rates, labor productivity, and historical project benchmarks for future reference.
• Prepare regular cost analysis reports and benchmarking studies.
• Monitor market trends and update pricing databases accordingly.
• Generate reports to support management decision-making and future tenders.

Requirements

• Bachelor's Degree or Diploma in Quantity Surveying, Civil Engineering, Construction Management, or related discipline.
• Minimum 3–5 years of UAE experience in joinery, furniture manufacturing, fit-out, or interior contracting.
• Strong understanding of joinery materials, finishes, hardware, and manufacturing processes.
• Experience in quantity take-offs, BOQ preparation, cost estimation, and tendering.
• Proficiency in AutoCAD, Microsoft Excel, and estimation software.
• Knowledge of UAE market rates and supplier networks.
• Strong analytical, negotiation, and communication skills.
• Ability to work independently and manage multiple projects simultaneously.
