Overview
- The Property Management Executive oversee the day-to-day operations of our property management function.
- This role is responsible for managing a portfolio of properties, ensuring the highest level of service delivery to property owners and tenants.
- Role & responsibilities:
- Oversee the management of a portfolio of properties, including residential, commercial, and mixed-use developments.
- Handle tenant inquiries, concerns, and complaints in a timely and professional manner.
- Work to maintain positive tenant relations and address issues related to lease agreements, rent collection, and property maintenance.
- Manage lease agreements, renewals, and negotiations. Ensure compliance with lease terms and conditions to avoid legal disputes and ensure smooth tenancy experience for both parties.
- Initiate on a timely manner the rental cases due to bounced cheques and non-renewal/handover of lease with Legal Department, ensuring regular follow-ups and updates are done regularly.
- Manage the collection of all the outsanding accounts receivables from tenants and inform Legal and Finance Department for closure.
- Conduct market research to stay updated on property values and rental rates. Set and adjust rental values based on the market trends and property performance. Implement marketing strategy to maximize occupancy rates. Analyze property performance and suggest improvements to increase profitability.
- Coordinate with Leasing and Landlord Relations Team to know the vacant stock or inventory.
- Manage tenants move-in and move-out with proper coordination and communication to the concerned departments or parties. Ensure evictions are in-lined with the legal procedures, if necessary.
- Coordinate maintenance and repair activities with the Facilities Management Team, ensuring timely completion and cost-effectiveness and in accordance to the safety and regulatory standards. Respond promptly to emergency maintenance requests and inquiries.
- Implement environmental friendly practices and sustainability initiatives when possible.
- Implement and enforce property management policies and procedures. Stay informed about local, state, and federal property management regulations. Ensure compliance with legal requirements and industry standards.
- Implement Risk Management strategies to protect the property and its occupants.
- Prepare and present regular reports to senior management on property performance, financial metrics, and key performance indicators.

Qualifications
- Bachelor’s Degree in any field
- 4-5 years of experience, in Property Management or Real Estate
- Strong written and verbal communication skills
