About the Role

Key Responsibilities

• Oversee and manage all construction activities for assigned real estate development projects, from mobilization to completion and handover.
• Develop and implement construction execution plans, schedules, and resource allocation strategies.
• Monitor project progress against approved timelines and implement corrective actions for delays.
• Ensure construction activities comply with approved drawings, technical specifications, and contractual requirements.
• Quality Assurance and Compliance
• Ensure all construction works meet approved quality standards, specifications, and project requirements.
• Coordinate with the QA/QC team for inspections, testing, and corrective actions.
• Ensure compliance with the Saudi Building Code, municipal regulations, and other statutory requirements.
• Review construction methodologies and technical submissions in coordination with consultants and specialists.
• Contractor and Consultant Management
• Manage and coordinate contractors, subcontractors, consultants, and suppliers throughout the construction phase.
• Monitor contractor performance against contractual obligations, project milestones, quality, and safety standards.
• Review construction progress reports and ensure accurate and timely project documentation.
• Coordinate with procurement and contracts teams to support contractor appointments, material availability, and contractual administration.
• Project Completion and Handover
• Oversee testing, commissioning, snagging, and defect rectification activities.
• Ensure projects are completed according to approved specifications and contractual requirements.
• Coordinate final inspections and handover documentation with consultants, contractors, and internal teams.
• Support the transition of completed developments to operations, facilities management, or relevant business teams.
• Monitor the closure of outstanding defects during the defects liability period, where applicable.

Qualifications and Experience

• A minimum of 10 years of experience in project management within real estate development or a related field.
• Demonstrated ability to manage complex construction projects from inception to completion.
• Strong understanding of construction planning, execution, quality assurance, and compliance.
